Make-Ready Technician

Duties

• Prepares vacant apartments for market-ready condition by performing various maintenance and turnover duties including, but not limited to:
• Standard apartment turns and unit preparation
• Basic appliance repair and troubleshooting
• Drywall repair and touch-up painting
• Basic electrical repairs and fixture replacement
• Caulking and apartment touch-ups
• Trash-out and debris removal
• Testing locks and key sets
• Assisting with property inspections and apartment walks
• Maintaining grounds and common areas including trash pickup, sweeping sidewalks and breezeways, etc.
• Assisting Maintenance Technicians, Porters, and Housekeeping as needed

Compensation & Incentives

• Base Pay: $21.00 – $24.00 per hour
• Up to 20% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

Schedule

• Monday – Friday: 7:30 AM – 4:00 PM

Qualifications

• Active and valid driver's license and personal vehicle
• Live within a 30-minute commute of the property
• Traditional maintenance skills and hands-on experience preferred
• Experience with apartment turns, appliance repair, drywall, painting, and basic electrical work preferred
• Candidates with strong work ethic, reliability, and willingness to learn are encouraged to apply
• HVAC/EPA/CFC Certification preferred, but not required
• One year of related maintenance experience, or equivalent education and experience
