Make Ready Technician - 333 Water

Responsibilities

• Actively complete all repairs and improvements to the apartment homes prior to resident occupation as well as verifying the property is maintained up to standards.
• Aids in maintaining the property such as the grounds, common areas, and amenities.
• Performs general cleaning, pressure washing, trash removal, and other duties as assigned.
• Inspects all sheetrock and wall finishes for damage and repairs/replaces as needed.
• Verifies the apartment homes have been properly caulked and sealed as needed around the interior (sink, showers, bathtubs, windows, etc.).
• Practices proper safety techniques with all mechanical or electrical equipment malfunctions, reporting any injuries, accidents, or other safety issues to the appropriate contact.
• Fulfills guidelines for the proper and safe usage of hand, power tools, testing equipment, and safety devices and other items, as well as makes sure items are returned.
• Identifies areas for improvement and provides suggestions to improve overall efficiency and productivity.
• Ensures safety information is current and readily accessible while keeping up to date on all safety related laws and requirements to ensure compliance.
• Supports cost-cutting and expense control programs by verifying parts are up to standards for repair rather than a complete replacement when possible.
• Attentive to questions from other service members as well as residents, responding in a respectful manner to complaints about maintenance services, and assigns work requests according to urgency and efficiency.
• Clean and paint equipment.

Qualifications

• High school diploma or equivalent from an accredited institution preferred.
• One or more years of maintenance or related experience preferred.
• Demonstrated ability to identify mechanical, electrical, or other malfunctions and provide solutions.
• Excellent written, verbal, and customer service skills.
• Excellent time management skills.
• Work indoors approximately 80% of the time and outdoors approximately 20% of the time.
• Use olfactory, auditory, and visual senses.
• Lift 25 lbs. or more.
• Climb up and down stairs and ladders.
• Access remote work areas and confined spaces (i.e., crawl spaces, roofs).
• Use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting).
• Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.
• Work overtime as business needs deem appropriate.
• On-Call is required in rotation with two other maintenance staff onsite.

Pay

$20/hr - $24/hr
