Maintenance Worker III-Housing and Campus Services

Job Summary

The Maintenance Worker III provides journeyman-level skills in plumbing, electrical maintenance/repair, carpentry, or painting. This role is responsible for ensuring compliance with specifications and safety regulations, inspecting completed work, maintaining records, and submitting reports.

Core Responsibilities

• Provides journeyman-level maintenance and repair work of plumbing, painting, electrical, carpentry, air conditioning, and refrigeration.
• Provides journeyman level skills in the performance of a variety of maintenance tasks to include installing, maintaining and repairing electrical motors and switches, circuit breakers, outlets, fixtures, fittings and accessories; installation and repair of plumbing in new construction or remodeling; stains and refinishes furniture, and performs other general carpentry work connected with remodeling and construction; prepares surfaces prior to applying any variety of coverings; taping, floating sheetrock joints, and other conditioning work in connection with new construction or remodeling.
• Inspects completed work for conformance to all specifications and regulations; maintains daily records of work performed; cross-trains with various shops; and reports need for specific repairs to supervisors.
• Serves in an on-call maintenance capacity to support after-hours and weekend operational needs.
• Provides supervision, guidance and training to maintenance workers I’s and II’s.
• Performs other duties as assigned.

Required Qualifications

• A High School Diploma, Vocational Training or Apprenticeship in a related field.
• Five (5) years of related work experience.
• Additional education may substitute for experience on a one year for one year basis.

Working Conditions

• Exposure to mechanical and electrical hazards, hazardous chemicals, high-pressure water and air systems, high-speed equipment, confined spaces, and heights.
• Exposure to variable Texas weather conditions and/or physical hazards such as working in elevated and confined spaces, working in attics, sub-floors, machine rooms, on roofs, and other operational areas.
• Exposure may be prolonged.
• Exposure to various mechanical, electrical, laboratory, and other university spaces.
• Exposure to a variety of construction and physical plant hazards, including high voltages (lSKV), confined spaces, elevated heights, dust & dampness, high noise levels, outside weather, and energized equipment & systems.
• Exposure to potential occupational hazards, including toxic, biological, and chemical hazards, within certain laboratory spaces.
• Exposure to an elevated level of noise.

Physical Demands

• Medium work: Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
• Regularly required to stand, walk, use hands to feel, reach with hands and arms, and talk or hear.
• Frequently required to climb, balance, stoop, kneel, crouch, crawl, reach, stand, walk, push, pull, lift, finger, grasp, feel, and/or use repetitive motions.
• Ability to climb ladders and stairways and work on building rooftops at high elevations.
• Ability to work in confined spaces such as ceilings, under-floor crawlspaces, and manholes.
• Repetitive motions that may include the wrists, hands, and/or fingers.
• Reaching overhead, at or below shoulder level.
• Operating machinery and/or power tools.
