Maintenance Worker

About the role

Under direct supervision, the maintenance worker maintains and repairs HSVS owned and leased facilities, including the interiors, exteriors, and grounds. Ensures safe and hazard-free conditions and that the facilities maintain compliance with applicable codes and regulations. Performs other job-related duties as assigned, consistent with the scope, responsibilities, and level of the position, and in compliance with applicable laws, regulations, and organizational policies. Participates in in-service trainings and on-site workshops as required for professional growth and development. Attends external trainings and workshops at direction of management.

Responsibilities

• Maintains and repairs building interiors, exteriors, and grounds, as instructed, ensuring a safe and welcoming environment.
• Ensures hazard prevention and compliance with applicable regulations and codes.
• Conducts daily facilities checks of both interior and exterior; reports needs and concerns to appropriate staff, which may include submitting or recommending work orders.
• Works off an automated work order system, from which tasks are assigned by supervisor.
• Cleans facilities daily; sanitizes restrooms, classrooms, common areas, and offices throughout the work day, including wiping down surfaces, cleaning windows and window sills, sweeping/mopping/vacuuming floors, scrubbing toilets, sinks and all tile, cleaning vents, etc.
• Performs deep cleaning tasks as required, such as stripping/waxing floors, shampooing carpets, deep cleaning refrigerators, etc., assigned on a weekly, monthly, semi-annual, annual, or seasonal basis.
• Performs light maintenance duties, repairs, and improvements as assigned, including light carpentry, painting, unclogging drains, stopping minor leaks, electrical tasks (installing ballasts, light fixtures), installing/repairing locks.
• Empties trash receptacles, disposes trash into compactors and/or dumpsters, and bags trash for proper disposal.
• Provides vendors with access to areas for cleaning and may answer basic questions; reports issues with vendors to supervisor.
• Unlocks doors and ensures doors are locked after cleaning areas.
• Moves, assembles, and disassembles furniture and other items as needed.
• Performs snow removal and salting when necessary.
• Maintains an inventory of supplies and equipment; recommends orders for supplies for supervisor approval.
• Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.

Qualifications

• Valid NYS Driver’s License preferred.
• Knowledge of how to properly use janitorial equipment including waxing/buffing equipment, snow blowers, power washers, vacuum cleaners, brooms, mops, etc.
• Familiarity with proper operation of electrical equipment (drills, etc.) and manual hand tools (hammer, screwdrivers, etc.) sufficient to carry out job tasks listed.
• Knowledge of how to properly use chemicals, including cleaning/sanitizing products and green products.
• General knowledge of building trades (painting, sheetrock, plastering, plumbing, electrical, etc.) to undertake small repairs in these areas under direct supervision.
• Sufficient academic and computer/smartphone skills to use an automated work order system, including written progress notes, uploading photos, and marking work orders complete.
• Sufficient academic and communication skills to undertake training and certification for various certificates of fitness courses, i.e., OSHA 10, FDNY S-95, F-07.
