About the role

The Service Technician position is part of the Maintenance Department and reports directly to the Community Director and Service Director. This role is non-exempt and responsible for ensuring the cleanliness, appearance, safety, and functionality of the property's inside and external buildings, grounds, amenities, and common areas.

Essential Duties and Responsibilities

  • Completes assigned work orders and routine upkeep within 24 to 48 hours, diagnosing and repairing defects or problems according to established policies, procedures, safety standards, and code requirements.
  • Performs the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.
  • Manages inventory and supplies, tracking usage and reordering as needed.
  • Documents and completes paperwork accurately and promptly.
  • Maintains grounds, common areas, and amenities by performing tasks such as trash pickup, pressure washing, cleaning, and painting.
  • Supports cost-cutting initiatives by fixing rather than replacing parts, using materials efficiently, and correctly using tools and equipment.
  • Inspects work performed by contractors and service providers to ensure quality, compliance, and adherence to standards.
  • Complies with safety policies by attending safety meetings, completing required training, and reporting accidents and incidents promptly.
  • Treats residents and others with respect, answers questions, responds to complaints, and completes work orders efficiently and promptly.
  • Conducts routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate physical needs to management.

Qualifications

  • High school diploma or GED preferred.
  • Experience applying knowledge and skills in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment, and measuring devices.
  • Demonstrated ability to read, write, and communicate effectively.
  • Basic mathematical skills to add, subtract, multiply, and divide.
  • Logical thinking and problem-solving skills.
  • Proficiency in internet, word processing, spreadsheet, and database management software.
  • EPA certifications Type I and II or Universal for refrigerant recycling, and relevant state and local certifications.
  • Current valid driver’s license.
