About the role

The Maintenance Technician reports to the Community Manager and works as part of a team to maintain the property in optimal physical condition while completing resident service requests promptly.

Responsibilities

  • Perform minor property maintenance and repairs, including plastering, painting, plumbing (unclogging toilets and drains), carpentry, mechanical, and electrical work. Tasks may require pushing, pulling, reaching overhead, crawling around equipment, and lifting heavy materials such as drywall, paint containers, lumber, and tools.
  • Observe and practice safety procedures, including wearing safety gear, using proper signage for unsafe areas, and never leaving equipment or tools unattended.
  • Prioritize, schedule, and complete resident service requests for unit repairs, general maintenance, and janitorial duties according to Abode Communities standards.
  • Prepare properties for inspections by regulatory agencies.
  • Coordinate and monitor the progress of vendors or outside contractors.
  • Inspect property daily and report needed repairs to the Community Manager.
  • Troubleshoot and diagnose equipment malfunctions; repair equipment or arrange for vendor repairs following Abode Communities policies.
  • Perform preventative maintenance services and inspect building equipment to ensure safe and reliable operation; maintain inspection and maintenance logs.
  • Maintain the inventory of maintenance equipment and supplies, ordering as needed.
  • Complete all required paperwork, including preventative maintenance schedules, work orders, inventory reports, and daily work logs.
  • Assist in preparing supply orders.
  • Respond to after-hours and weekend maintenance emergencies, including assisting at other properties as needed.
  • Assist with janitorial duties to support property upkeep.
  • Participate in special projects as designated by the Regional Supervisor or manager.

Requirements

  • Minimum of three (3) years of general maintenance experience, including plastering, painting, basic plumbing (e.g., unclogging toilets and drains), and carpentry.
  • Ability to read, write, and speak English.
  • Effective communication skills with people from diverse cultures and backgrounds.
  • Basic computer skills.
  • Valid California driver’s license and access to an insured vehicle.
  • Ability to take direction from management and work collaboratively as part of a site team.
  • Professionalism in interactions with vendors, residents, and co-workers.
