About the role
The Maintenance Technician at Salt Creek is responsible for ensuring the cleanliness, appearance, safety, and functionality of the property's buildings, grounds, amenities, and common areas. They also assist in conducting routine and periodic property inspections.
Responsibilities
- Complete assigned work orders and routine upkeep within 24-48 hours.
- Perform the “make-ready” process for vacant apartment homes, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.
- Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance shop, tracking inventory, and notifying supervisors about re-ordering needs.
- Document and complete paperwork accurately and in a timely manner.
- Maintain grounds, common areas, and amenities by picking up trash, pressure-washing, cleaning, and painting as needed.
- Support cost-cutting initiatives by fixing rather than replacing parts, using materials efficiently, and correctly using tools and equipment.
- Periodically inspect work performed by contractors, vendors, and service providers to ensure quality standards are met.
- Comply with safety and risk-management policies by attending safety meetings, completing required training, and reporting accidents and incidents promptly.
- Treat residents and others with respect, interface with residents and service team, answer questions, respond sensitively to complaints, and complete work orders efficiently and urgently.
- Conduct routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate physical needs to management.
Requirements
- High school diploma or GED.
- Employment history demonstrating the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment, and measuring devices.
- Demonstrated ability to read, write, and communicate effectively.
- Basic mathematical skills to add, subtract, multiply, and divide.
- Logical thinking to define and correct problems.
- Proficiency in internet, word processing, spreadsheet, and database management programs.
- EPA certifications Type I and II or Universal for refrigerant recycling, and relevant state and local certifications.
- Current valid driver’s license.
