Maintenance Technician - Vantage Luxury Apartments

About the role

Join the Kittle Property Group Team as a Maintenance Technician at our brand new luxury property, Vantage in Cape Coral, FL. This role is responsible for providing maintenance at the properties, delivering excellent customer service, and representing the company professionally at all times.

Responsibilities

• Monitor maintenance expenses and ensure they remain below budget.
• Perform daily inspections of community grounds.
• Complete turns, including painting, cleaning, and maintenance of all vacant units.
• Address all maintenance requests in a timely manner.
• Prepare vacant units for occupancy.
• Perform preventative maintenance activities.
• Maintain landscaping, including bushes, trees, and lawn.
• Perform snow removal of community sidewalks and maintain logs of weather and snow removal efforts.
• Maintain records of maintenance performed in all units and at the site.
• Keep all KPG’s tools, equipment, and replacement parts in working condition.
• Provide and maintain a personal set of tools.
• Sweep, clean, and maintain all common areas of the community.
• Supervise contractors working at the site.
• Provide emergency resident support after office hours.
• Maintain resident and apartment-specific preventative maintenance records.
• Service and maintain all common amenities.
• Conduct quarterly unit inspections.
• Perform other duties as assigned.

Requirements

• High school diploma or general education degree (GED).
• 1 year of experience in maintenance.
• HVAC/EPA certification preferred.

Skills

• Language Skills: Ability to read, write, speak, and interpret basic instructions, simple correspondence, and present information one-on-one or in small groups.
• Math Skills: Ability to add, subtract, multiply, and divide by 10s and 100s.
• Reasoning Skills: Ability to carry out detailed but straightforward written or oral instructions with common-sense understanding. Ability to handle problems involving few variables in standardized situations.
• Computer Skills: Beginner proficiency with MS Outlook and MS Word.

Pay

$24 per hour, paid weekly every Friday.
