Reports to: Property Manager | Division: Affordable Housing | Department: Maintenance | Full-time, non-exempt position.
About the Role
The Maintenance Technician maintains the property, including grounds and common areas, ensuring all systems and structures are in optimal condition. Responsibilities include general maintenance, repairs, and adherence to health and safety regulations.
Responsibilities
- Respond quickly to emergencies, notify appropriate personnel, and follow safety protocols.
- Plan and schedule repairs in a timely manner.
- Perform general maintenance tasks, including landscaping, painting, carpentry, and electrical system repairs.
- Repair faulty equipment and maintain mechanical systems to ensure compliance with health and safety regulations.
- Support the setup and repair of ventilation, refrigeration, and other systems.
- Assist in budget development and ensure adherence to it.
- Maintain heating and plumbing systems for optimal functionality.
- Inspect and repair alarm systems, including carbon dioxide and fire protection systems.
- Conduct pest control activities, such as spraying insecticide.
Physical Demands & Working Conditions
- Frequent standing, bending, walking, sitting, and use of hands/fingers to handle tools and controls.
- Climbing stairs and ladders, balancing, stooping, kneeling, crouching, and crawling.
- Must lift a minimum of 50 pounds individually and up to 200 pounds with assistance devices (e.g., hand trucks, dollies, or additional personnel).
- Requires close, distance, color, peripheral, and depth perception, as well as the ability to focus.
- Work is performed outdoors, exposing the employee to adverse weather conditions.
- Noise levels in the work environment may range from moderate to high.
