Pay
$22–$26 hourly with bonus potential.
Schedule
Monday–Friday, 8:00 AM–5:00 PM.

Responsibilities
- Maintain the physical condition and general upkeep of the community following Company operating and safety standards.
- Complete work orders within the expected timeframe according to Company policy and standards.
- Prepare make-ready apartment homes including painting, flooring, cleaning, rekeying, and general repairs per Company unit turn policies.
- Adjust heat and secure doors and windows in all vacant apartment homes.
- Clean and trash out vacated apartment homes, including physical evictions; document abandoned belongings per Company policy.
- Maintain community grounds, pool and spa, common areas, trash compactor, pet stations, controlled access buildings, and amenities to ensure clean, operational, and safe conditions.
- Perform regular lighting checks and repairs.
- Maintain safety records using company software; complete documentation such as service requests, pool safety logs, and other records as directed.
- Test and maintain community pumps, boilers, fire control systems, backup generators, smoke and carbon monoxide detectors as directed.
- Assist in regular community inspections, including pre move-out, move-out, and preventative maintenance inspections.
- Respond promptly and professionally to after-hours emergency calls as assigned.
- Keep workshops and utility rooms clean, orderly, and safe; adhere to all Company safety and OSHA requirements.
- Perform supplemental landscape maintenance, including pressure washing, irrigation system repairs, and watering lawn/landscape areas.
- Remove snow and ice during inclement weather as directed.
- Maintain appropriate supply quantities and notify supervisor when supplies are low.
- Secure and maintain all Company equipment, including golf carts and work vehicles.
- Adhere to O&M manual requirements, including lock out/tag out and mold/moisture control procedures.
- Perform maintenance projects with minimal supervision consistent with Company policy.
- Report observed or potentially hazardous situations for residents, team members, and guests, including all injuries/incidents.
- Uphold proper security practices, including key control procedures.
- Participate in resident events, community programming, and local/non-profit programs as assigned.
- Provide excellent customer service to residents, prospects, and guests.
- Complete assigned tasks by deadlines and communicate obstacles with your supervisor in advance.
- Work collaboratively and respectfully with peers and other team members.
Qualifications
- Minimum one year of maintenance-related experience, preferably as a Maintenance Technician.
- Competency in maintenance operations including electrical, plumbing, pool maintenance, appliance repair, carpentry, and painting.
- Ability to provide exceptional customer service in a friendly and professional manner.
- Familiarity with technology including MS Office Suite (Word, Excel, PowerPoint, Outlook) and iPads/tablets.
- High school education or equivalent required.
- Must be 18 years of age or older.
- Valid driver’s license required.
- Must be able to speak, read, and write English sufficiently to carry out duties.
- Successful completion of background check and drug screen required.
- Must be legally qualified to work in the U.S. meeting I-9 guidelines.
