Maintenance Technician - The Grand at Carolina Forest

About the role

The Maintenance Technician position is located at The Grand at Carolina Forest, a stabilized garden-style property with 113 units. The schedule is Monday through Friday, 8am-5pm with a rotating on-call schedule.

Responsibilities

• Completes assigned work orders and preventative maintenance tasks.
• Prepares vacant apartment homes for leasing and new move-ins.
• Accesses and returns materials and supplies from the maintenance department.
• Documents and tracks service requests.
• Maintains grounds, common areas, and amenities.
• Supports cost-cutting initiatives by fixing rather than replacing parts.

Other Responsibilities

• Complies with safety and risk-management policies.
• Inspects work performed by contractors and vendors.
• Conducts routine and periodic property inspections.

Physical Demands

• Standing, walking, sitting, bending, stooping, climbing, reaching, carrying objects, crawling in confined areas.
• Working inside and outside in all weather conditions.
• Pushing, pulling, lifting, carrying, or maneuvering weights up to 25 pounds independently and 50 pounds with assistance.
• Rare or regular travel may be required.
• A flexible work schedule, including evenings, weekends, and holidays.

Required Licenses or Certifications

• EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
• All certifications as required by State and Local jurisdictions (for all Service Technicians).
• Valid driver’s license to operate a golf cart on property (if applicable).

Pay

The hourly range for this position is $24.00 - $25.00.
