Roles And Responsibilities
The duties listed below are an outline of the Maintenance Technician’s responsibilities and should not be considered an all-inclusive list. As the needs of the community change, these duties may be modified as needed.
- Maintain a clean, professional, and OSHA approved work environment
- Assist with the maintenance operations and repairs of the property
- Assist with monitoring inventory of parts and supplies
- Perform preventative maintenance
- Report time and attendance
- Make daily inspections of the community
- Understand and adhere to the Landmark Properties policies and procedures
- Ensure confidentiality of resident and company information
Customer Service
- Understand the needs and expectations of residents and exceed their expectations
- Develop a sense of community among the residents and staff
- Maintain active and effective communication with residents and parents
- Maintain an positive community environment for both residents and associates and encourage participation in events and activities
- Absorb and implement the Maintenance Supervisor's organizational and implementation of a successful turn
- Absorb and complete service requests in a timely manner
- Be available on weekends and after hours for emergency calls
Risk Control
- Understand, communicate, and enforce community safety, emergency, and fire evacuations policies and procedures, providing emergency response and referral services and resources
- Document and address behaviors of residents that violate the law or the community lease agreement
- Identify and address safety and security risks
- Inspect the physical condition of the property and report any problems to the Maintenance Supervisor and Community Manager
Requirements
- 2 years’ experience with electrical, plumbing, and appliance repair
- Must have excellent communication and people skills
- HVAC certification preferred
- Computer literacy preferred
Environment
- The employee is occasionally exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outside weather conditions
- The noise level in the work environment is usually moderate
Physical Demands
- While performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear
- The employee must occasionally lift and/or move up to 50 pounds
