Greystar is a leading real estate platform managing and operating over $300 billion of real estate in more than 265 markets globally. This Maintenance Technician position is located in Ronkonkoma, New York.
Responsibilities
- Completes assigned work orders and preventative maintenance tasks.
- Prepares vacant apartment homes for leasing and new move-ins by completing the make-ready process.
- Accesses and obtains materials, supplies, equipment, tools, and other items from the property’s maintenance department.
- Documents and tracks service requests in a timely, accurate, and complete manner.
- Maintains the grounds, common areas, and amenities by performing tasks such as picking up trash, pressure-washing, cleaning, and painting.
- Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible.
Other Responsibilities
- Complies with Greystar’s safety and risk-management policies by attending safety meetings, completing required training, and reporting accidents and incidents promptly.
- Periodically inspects work performed by contractors, vendors, and other service providers to ensure quality standards, scope, and specifications are met.
- Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods of time.
- Ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Ability to work inside and outside in all weather conditions.
- Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
- Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
- Able to work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays.
Required Licenses or Certifications
- EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications as required by State and Local jurisdictions (for all Service Technicians).
- Valid driver’s license to operate a golf cart on property, if applicable.
Pay
The hourly range for this position is $26.00 - $28.00. Additional compensation includes participation in a quarterly or annual bonus program based on individual and company performance, and various benefits such as competitive medical, dental, vision, and disability & life insurance, generous paid time off, and robust benefits like a 401(k) with Company Match, parental leave, and fertility benefit reimbursement.
