About the Role
A Maintenance Technician at a student housing property in Knoxville, TN performs a variety of responsibilities, including work orders, grounds and common area maintenance, and maintaining good resident relations. Depending on the community size, you may report to an Assistant Maintenance Supervisor or directly to the Maintenance Supervisor.
Responsibilities
- Provide excellent service to residents, guests, employees, and contractors
- Complete all routine service requests within 24 hours as directed by the Maintenance Supervisor
- Ensure the clean condition of the community at all times
- Maintain the maintenance shop according to policy
- Report maintenance issues to the Maintenance Supervisor and Community Manager
- Assist in other tasks as directed by the Maintenance Supervisor
- Spot clean the model and vacant units daily
- Attend daily/weekly meetings with the Maintenance Supervisor to review work orders and assignments
- Keep a record of hours worked and obtain authorization for overtime
- Inspect common areas daily before 9 am for maintenance issues
- Perform peak day trash pickup and ensure grounds cleanliness
- Prepare units for move-in (make-ready) per the turn schedule:
- Install vendor lock on unit within 24 hours of receiving keys
- Communicate vendor make-ready issues to Maintenance Supervisor
- Ensure Maintenance Supervisor approves all work before starting
- Complete a turnkey checklist and obtain Maintenance Supervisor signature
- Complete work orders with a 24-hour response policy
- Change out vendor locks for newly keyed locks after a unit is leased
- Provide on-call coverage during non-business hours as directed
- Enforce trash standards and report violations to Maintenance Supervisor
- Maintain pool chemicals daily according to local code
- Maintain MSDS/OSHA/EPA logs and stay updated on changes
- Inform Maintenance Supervisor of needed supplies
- Provide weekend coverage for common areas as scheduled
- Perform monthly scheduled inspections:
- Car checks
- Breezeway inspections
- Safety and trip hazard inspections
- Attend monthly safety meetings
- Perform quarterly unit inspections, replace filters, and inspect for mold/issues
- Maintain equipment inventory and report missing/broken items
- Keep Maintenance Supervisor updated on education and certification needs
- Assist vendors during move-out/move-in and provide feedback to Maintenance Supervisor
- Complete unit punch as directed by Maintenance Supervisor
Qualifications
- Working knowledge of electric, plumbing, HVAC, and basic construction
- General mechanical aptitude and willingness to learn
- Ability to read, comprehend, and write simple instructions and correspondence
- Ability to present information effectively in one-on-one and small group settings
- Basic math skills (addition, subtraction, multiplication, division)
- Ability to apply common sense to carry out instructions in written, oral, or diagram form
- Professional demeanor from previous maintenance experience
- Excellent customer service and communication skills
- Ability to work well in a team and interact positively with others
- Organized, detail-oriented, and patient under pressure
- Effective time management skills
- Ability to maintain confidentiality and follow directions
- Ability to accept constructive criticism
- Must have own tools
- Able to climb ladders and lift/carry heavy loads
- Ability to work weekends, overtime, and be on-call as required
Education and Experience
- High school diploma or GED
- One to three months of related experience and/or training, or equivalent combination of education and experience
- Certified HVAC as required
- Valid driver’s license and proof of insurance
