Maintenance Technician – Residential Portfolio

About the role

We're looking for a Senior Maintenance Technician who genuinely loves solving problems, takes real pride in their work, and treats every unit like it's their own home. This role is for those who get a little fired up when something's broken and won't walk away until it's fixed.

Responsibilities

• Tackle service requests and emergency repairs - plumbing, electrical, HVAC, appliances, carpentry, and more
• Complete unit turns on time and up to Smartland standards - patch, paint, repair, and get units rent-ready fast
• Perform inspections and preventive maintenance to avoid small problems turning into big ones
• Assist with exterior repairs and maintenance as needed
• Document your work in AppFolio - notes, photos, parts used
• Support junior techs and coordinate with vendors for specialty work
• Communicate professionally and warmly with residents and staff

Requirements

• 3+ years of hands-on residential or multifamily maintenance experience
• Solid troubleshooting skills across plumbing, electrical, HVAC, appliances, and carpentry
• A valid driver's license with a clean record
• Your own basic tools and comfort using mobile apps for work orders
• The ability to lift 75 lbs and work indoors and outdoors in Northeast Ohio weather
• A positive attitude that tenants and teammates actually want to be around

Pay

• $25–$30/hr based on experience

Schedule

• Full-time, Monday through Friday
• Rotating on-call (evenings/weekends)
• Travel between properties in your company vehicle
