Maintenance Technician, Residential

This position assists the Maintenance Supervisor in maintaining the physical integrity of the property, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. In the absence of the Maintenance Supervisor, the Maintenance Technician assumes all maintenance responsibilities.

Responsibilities

• Conduct all business in accordance with company policies and procedures, as well as state and federal regulations (e.g., Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA).
• Stay knowledgeable of all pertinent laws, EPA, and OSHA regulations.
• Monitor property condition and address unsafe conditions immediately.
• Schedule and perform routine preventive maintenance on equipment as directed by the Maintenance Supervisor and Property Manager.
• Maintain tools in excellent condition.
• Be aware of utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
• Perform work area clean-up and safety-related duties.
• Ensure storage areas remain locked when not in use.
• Diagnose and perform minor or routine maintenance or repairs involving:
  • Electrical and plumbing systems
  • A/C and heating systems
  • Appliances
  • Water irrigation systems
  • Stairs, gates, fences, patios, railings
  • Tile, carpet, and flooring
  • Roofing, gutters, fasteners
  • Interior/exterior lights
  • Fireplaces, ceiling fans
  • Gas fixtures and appliances
  • Shutters, doors, cabinets, windows, sliding glass doors
  • Boiler, gas, and electric systems
  • Door locks, P.O. boxes, and locks
  • Security systems
  • Ceiling leaks
  • Walls
  • Pool areas, tile, hot tub/spa, pool furniture
• Inspect and coordinate make-ready repairs and services.
• Assist make-ready staff to meet deadlines.
• Report major repairs and requisitions to the Maintenance Supervisor before any expenditure of funds.
• Change and rekey locks, and make keys.
• Remove and transfer heavy appliances and equipment between storage and apartments as needed.
• Assist in moving abandoned furniture and appliances to disposal when necessary.
• Respond to additional requests from the Maintenance Supervisor, Property Manager, Service Director, Regional Manager, or other company officials.

Requirements

• High school diploma or GED equivalent.
• 2+ years of experience in maintenance property management.
• EPA Universal Certification (required).
• CPO Certification (preferred).
• Ability to earn future designations as required by industry standards, EPA regulations, and OSHA requirements.
• Solid knowledge of carpentry, electrical, plumbing, and other maintenance-related skills.
• Strong verbal and written communication skills.
• Ability to work in a fast-paced environment, multitask, and meet deadlines.
• Team-oriented with problem-solving skills.
• Maintain a professional appearance and manner at all times.
• May be required to work extended periods without relief for priority or emergency situations.
• Physical ability to stoop, stand, climb (ladders and stairs), and lift/carry objects up to 50 lbs. for distances of up to 30 feet.
• Valid driver’s license.
• Rotating on-call schedule, including nights, weekends, and holidays.
