Maintenance Technician - Property Management

Responsibilities
- Patrol areas to identify and address maintenance issues
- Perform HVAC preventive maintenance, repairs, and filter changes
- Conduct minor electrical repairs, including replacing outlets, switches, light fixtures, and LED drivers
- Perform weekly emergency generator testing
- Repair and install plumbing fixtures; clear sink and toilet clogs
- Repair and install drywall, doors, and screens
- Perform caulking and painting
- Assist with apartment turns
- Repair or replace appliances
- Repair water heaters
- Maintain pool equipment such as pumps, feeders, and gauges
- Assist with grounds maintenance, including leaf pickup and snow removal
- Monitor and respond to work orders
- Maintain stock of repair parts and order maintenance/janitorial supplies
- Respond to after-hour and weekend emergency calls as needed
- Participate in other assigned projects and activities
Requirements
- High School diploma or GED
- Vocational training or certification in a relevant field (e.g., HVAC, electrical, plumbing) is highly desirable
- Minimum of 2 years of experience in building maintenance or a related field
- Proficiency in plumbing repairs, including fixing leaks, unclogging drains, and repairing or replacing fixtures
- Competence in electrical repairs, such as replacing outlets, switches, light fixtures, and circuit breakers
- Knowledge of HVAC systems and ability to perform routine maintenance and minor repairs
- Carpentry skills for tasks like repairing doors, cabinets, and flooring
- Ability to use hand and power tools safely and effectively
- Familiarity with appliance repair and maintenance
- Valid driver’s license and reliable transportation to respond to emergencies within 30 minutes
- EPA certification preferred
- Strong problem-solving skills and attention to detail
- Excellent communication and interpersonal skills for interacting with residents and coworkers
- Ability to work independently with minimal supervision
- Strong organizational skills to manage multiple tasks and priorities effectively
- Dependability and reliability in responding to maintenance requests and emergencies
Physical Requirements
- Must be able to lift up to 75 lbs
- Capable of bending, twisting, kneeling, and climbing
- Able to reach above shoulder level
- Able to push or pull heavy objects
- Capable of standing, walking, and working in various environmental conditions (indoor/outdoor)
