About the role
At GoldOller, Service Technicians – Plumbing play a critical role in delivering a safe, comfortable, and high-quality living experience for our residents. This role focuses on diagnosing plumbing issues, completing repairs and installations, and ensuring plumbing systems operate efficiently across the community.
Responsibilities
- Maintain inventory, materials, and expenses responsibly.
- Manage move-in and move-out inspections with attention to plumbing systems, fixtures, and water heaters.
- Document service requests, repairs, and resident-caused damages accurately in the work order system.
- Maintain daily communication with the Service Manager regarding work order progress and property needs.
- Complete all reports and software entries accurately and on time.
- Communicate clearly and courteously with residents regarding service requests.
- Participate in resident events and support community engagement when requested.
- Diagnose and repair plumbing issues including leaks, clogs, water pressure concerns, and system malfunctions.
- Install, maintain, and repair plumbing fixtures, water heaters, drainage systems, and supply lines.
- Complete service requests within 24 hours whenever possible.
- Respond to emergency maintenance calls, including urgent plumbing issues.
- Document work orders daily with detailed notes on diagnostics, repairs, and materials used.
- Perform preventative maintenance on plumbing systems and related equipment.
- Maintain tools, equipment, and shop areas in an organized and professional manner.
- Monitor work orders for recurring plumbing issues and report long-term concerns to the Service Manager.
- Absorb and assist with coordinating outside contractors when specialized plumbing services are required.
- Walk and inspect assigned property areas regularly to identify maintenance or plumbing concerns.
- Help maintain common areas, breezeways, stairwells, and grounds to community standards.
- Monitor for drainage issues, water leaks, irrigation concerns, or standing water.
- Assist with seasonal maintenance needs such as freeze prevention and snow/ice removal where applicable.
Requirements
- High school diploma or GED preferred
- 3–5 years of hands-on plumbing experience in residential, commercial, or multifamily settings
- Minimum 1 year of multifamily or residential maintenance experience preferred
- Ability to lift and carry up to 50 lbs and perform physical tasks including standing, climbing, and bending
- Valid driver’s license and reliable personal vehicle
- Must possess basic plumbing and maintenance tools
- Working knowledge of Fair Housing, ADA, OSHA, and local building codes
- Strong communication skills and the ability to work collaboratively with residents, vendors, and team members
- Experience with RealPage (OneSite/Ops Technology) is a plus
Skills
- Strong troubleshooting and problem-solving skills for plumbing and maintenance issues
- Proficiency using plumbing tools and equipment
- Ability to read blueprints, schematics, and technical drawings
- Strong organizational and multitasking abilities
- Working knowledge of Fair Housing, ADA, OSHA, and local building codes
- Strong communication skills and the ability to work collaboratively with residents, vendors, and team members
- Experience with RealPage (OneSite/Ops Technology) is a plus
