Maintenance Technician (Part-time - Durham (61184)

Duties and Responsibilities

• Repair appliances and HVAC systems
• Receive all maintenance requests daily and perform accordingly while always providing our residents with a positive customer service experience.
• Perform any preventative maintenance as instructed including filter changes, battery changes, fire life safety checks etc.
• Prepare and make ready vacancies – assist in delivering unit on scheduled leased date.
• Absorb and clean common areas items as directed.
• Notify management of illegally parked, unauthorized or abandoned cars in parking lot.
• Distribute all memorandums or tenant correspondence as requested.
• Be liaison or “eyes and ears” of the complex. Notify Property Manager and/or Vice President of any tenant issues, vacancies, complaints, security or safety concerns and unusual or suspicious activities. Investigate and resolve issues as directed.
• Perform other duties as needed or required.

Qualifications

• 40 hours a week with possible overtime as needed due to specific responsibilities.
• The working hours will fall in the time frame of our Monday through Friday Office Hours when not on call.
• At least 2 years of single unit maintenance technician experience is required.
• Minimum high school or trade school required.
• Must be literate and speak English.
• Reliable transportation and valid driver’s license.
• Ability to lift 50 pounds.
• Ability to operate all necessary hand tools and to kneel, crouch, climb, and crawl to reach items in need of repairs.
• Knowledge of general appliance repair, electrical, plumbing, HVAC and carpentry.
• Must be able to pass a background and drug screening.
