About the role

This part‑time Maintenance Technician position supports our Newton Senior community (53‑unit senior community) in Newton, IA. The role requires 1+ years of experience and offers 24 hours per week with on‑call availability for resident emergencies.

Responsibilities

• Provide outstanding customer service to current and prospective residents.
• Complete resident work orders within a 24‑ to 48‑hour timeframe.
• Perform general maintenance tasks, including HVAC, plumbing, electrical, and carpentry.
• Assist with court‑ordered “set‑outs” when necessary.
• Execute unit turnovers between residents according to company standards (3‑5 days).
• Maintain grounds and curb appeal.
• Prioritize and handle multiple tasks simultaneously.
• Respond to on‑call emergencies as the primary point of contact.
• Receive, manage, and close work orders using a smartphone maintenance app (stipend provided for personal device use).

Requirements

• 1+ years of related maintenance experience.
• Reliable transportation and a valid driver’s license.
• HVAC training and certification preferred.
• Commitment to regular attendance, including potential weekend and overtime hours.
• Ability to be on‑call for emergencies.
• Proficiency with smartphone applications for work‑order management.
