Position Summary
The Maintenance Technician is responsible for supporting the day-to-day operation and upkeep of the property's physical plant. This role includes preventive, routine, responsive, and emergency maintenance to ensure a safe, clean, and well-maintained environment for residents and staff. This is a part-time position with on-call responsibilities.
Responsibilities
- Maintain the overall condition of the property, ensuring a safe, clean, and well-maintained environment for residents.
- Complete work orders efficiently, accurately, and in a timely manner.
- Communicate professionally with residents regarding maintenance activities while delivering excellent customer service.
- Perform plumbing repairs and general plumbing services.
- Perform electrical repairs and services.
- Perform general building maintenance.
- Conduct routine preventive maintenance on equipment and systems in accordance with established schedules and manufacturer recommendations.
- Prepare apartments for turnover, including non-routine maintenance and coordination of cleaning services.
- Perform daily property inspections, document deficiencies, and take corrective action under the direction of the Property Manager.
- Maintain and repair HVAC, plumbing, and electrical systems, common areas, service areas, and recreational facilities.
- Respond to emergencies and assist with emergency maintenance within units and common systems.
- Participate in an after-hours on-call rotation, providing 24/7 emergency coverage as required.
- Perform occasional janitorial duties to maintain cleanliness standards.
- Conduct snow removal activities, including shoveling, plowing, sanding, and salting as needed.
- Supervise temporary staff and contracted vendors performing maintenance-related work.
- Maintain adequate inventory levels of supplies and parts, including inventory control systems.
- Perform routine cleaning and maintenance of tools and equipment.
- Assist with painting of common areas and residential units as needed.
- Follow all Chapman Management Group purchasing and preventive maintenance policies.
- Ensure grounds are free of debris and refuse at all times.
- Respond promptly to maintenance requests submitted by management.
- Maintain knowledge of utility shutoffs, meter cutoffs, and sewer cleanouts and ensure proper documentation is posted.
- Ensure adequate lighting is maintained and that storage areas and entrances are properly secured.
- Pick up supplies when necessary or coordinate delivery when available at no charge.
- Oversee vendor activity to ensure work is completed properly and job sites are left clean and orderly.
- Perform other duties as assigned by the Property Manager.
Qualifications
- Minimum of 2 years of building maintenance experience required.
- Strong customer service and interpersonal skills with the ability to interact professionally with residents, vendors, and management.
- Ability to communicate effectively with all levels of management.
- Ability to work independently, manage priorities, and respond with urgency in a fast-paced environment.
- Ability to clearly and accurately communicate technical issues.
- Proficiency in reading, writing, and speaking English; bilingual ability is preferred.
- Ability to use general office equipment, including telephone, copier, printer, fax, and key tracking systems.
- Strong organizational and time-management skills.
- Ability to remain calm and de-escalate challenging situations.
- Valid driver's license with a clean driving record and current auto insurance required.
- Ability to comply with all safety requirements.
- Availability to work overtime, weekends, and non-traditional holidays while on call.
- Required to successfully complete Chapman Management Group Fair Housing, Diversity, and Inclusion training within the first 30 days of employment.
Pay
$22 - $32 USD per hour (Triangle, VA)
