About the role
Greystar is a leading real estate platform offering property management, investment management, development, and construction services in institutional-quality rental housing. The Maintenance Technician- Parq 170 position is located in Manassas Park, Virginia.
Responsibilities
- Completes assigned work orders and preventative maintenance tasks by diagnosing defects and repairing according to policies, procedures, safety standards, and code requirements.
- Prepares vacant apartment homes for leasing and new move-ins by conducting pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.
- Follows procedures for accessing and returning materials, supplies, equipment, tools, and other items from the maintenance department, tracking inventory, and notifying supervisors about reordering needs.
- Documents service requests and paperwork accurately and promptly to ensure proper tracking and documentation.
- Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, cleaning, and painting as needed.
- Supports cost-cutting initiatives by fixing rather than replacing parts, using materials efficiently, and correctly using tools and equipment.
Other Responsibilities
- Complies with safety and risk-management policies by attending safety meetings, completing required training, and reporting accidents and incidents promptly.
- Periodically inspects work performed by contractors, vendors, and other service providers to ensure quality, scope, and specifications are met.
- Assists in conducting routine and periodic property inspections to identify safety and repair needs, and communicates concerns to management.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Ability to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
- Rare or regular travel may be required to assist other properties, attend training classes, or other situations.
- Able to work a flexible work schedule, including evenings, weekends, and holidays.
Required Licenses or Certifications
- EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications as required by State and Local jurisdictions (for all Service Technicians).
- Valid driver’s license to operate a golf cart on property, if applicable.
Pay
The hourly range for the position is $23.00 - $25.00. Additional compensation may include participation in a quarterly or annual bonus program based on individual and company performance, and weekly, monthly, and/or quarterly bonus programs for onsite property positions.
