About the Role
We are hiring a Maintenance Technician at our expansive 524-unit property in Arlington, TX. This role involves assisting with all maintenance requests, preventative maintenance, and amenity area upkeep to ensure a safe and welcoming community for our residents.
Responsibilities
- Assist in all maintenance requests, preventative maintenance, and amenity area maintenance for the apartment community.
- Complete maintenance work orders for residents, including service for appliances, plumbing, HVAC systems, minor electrical, gate systems, pool operations, etc.
- Respond to and resolve emergency maintenance requests after business hours (weeknights, weekends, and holidays).
- Prepare vacant apartments to make them rent-ready.
- Perform preventative maintenance work.
- Keep the maintenance shop clean and organized; maintain adequate stock/inventory of parts for equipment and appliances.
- Interact directly with residents to address concerns and requests.
- Maintain logbooks and databases; enter service requests and status updates into the database.
- Assist in monitoring contractors' work performance.
- Support the Maintenance Manager in meeting budget responsibilities.
- Follow and promote company policies and procedures, prioritizing customer service.
- If the property does not have a housekeeper, perform light cleaning duties such as cleaning models, clubhouses, leasing offices, emptying trash, cleaning grounds, and amenity areas.
- Maintain (clean, orderly, and in working condition) all amenity areas (pool, compactors, weight rooms, parking decks, etc.).
Customer Service Responsibilities
- Wear a complete, clean, and neat uniform when working on any PAA property, including nights and weekends, if applicable. Personal appearance must be clean and neat at all times, according to PAA policy.
- Communicate with residents and prospects in a manner consistent with PAA's standards.
- Read and/or listen to resident requests and complaints.
- Receive resident complaints in a calm, open, and professional manner.
- Solve problems quickly, usually within 24 hours, or contact a supervisor for immediate assistance.
- Deliver newsletters, correspondence, etc., to residents' apartments.
- Coordinate, set up, attend, and clean up after resident functions (food, tables, display areas, etc.) as requested by the Community Manager.
Requirements
- 1-3 years of maintenance experience (apartment maintenance experience preferred).
- Troubleshooting and problem-solving skills.
- Budget or basic business finance knowledge is helpful.
- Refrigeration certification (type 2 or universal) or obtain within the first 90 days of employment.
- Valid driver's license (free from major moving violations) and dependable transportation.
Physical Requirements
- Ability to use various hand tools and test equipment.
- Ability to bend, stoop, and kneel for extended periods of time.
- Ability to push and pull up to 300 pounds on wheels.
- Ability to lift up to 50 pounds.
- Ability to climb ladders of up to 40 feet in height.
- Ability to use a hand-truck.
Special Physical Requirements
- Move appliances (75 to over 300 pounds) between apartment units, potentially up one to three flights of steps using a hand truck.
- Move commercial laundry machines (120 to 300 pounds) for repairs and preventative maintenance.
- Transport building materials (several pounds to over 300 pounds) for structural repairs.
- Perform maintenance on special equipment (e.g., exercise equipment, gas grills, golf carts, car washes, amenity areas, and security gates), which may weigh in excess of 100 pounds.
- Install lighting or ceiling fans using a step ladder while lifting.
Pay
Expected pay rate of $24.00 per hour.
