Responsibilities

• Oversee a skilled team focused on maintaining building cleanliness and safety.
• Respond to resident requests and address electrical and plumbing issues.
• Manage apartment turnovers within a 5-day timeframe.
• Perform various maintenance tasks including HVAC, painting, electrical, plumbing, and appliance repairs.
• Maintain grounds and ensure cleanliness.
• Respond to emergency calls when on-call.
• Implement cost-saving initiatives and manage budgets effectively.
• Assign service requests for a 24-hour turnaround, prioritizing tasks based on urgency and importance.

Requirements

• Experience in plumbing repair, with the ability to diagnose and resolve issues efficiently.
• Proficiency in electric repairs, including wiring, outlets, and fixtures.
• Strong plaster/drywall repair skills.
• Excellent painting skills, with attention to detail and quality.
• Experience in lock replacement, ensuring security and functionality.
• Familiarity with apartment unit turnovers in old and new buildings.
• Possession of a valid driver's license, clean driving record, and reliable vehicle.
• Excellent problem-solving and decision-making abilities.
• Practical communication skills for interactions with team members, vendors, and residents.
• Relevant certifications and licenses in HVAC systems.
