About the role

The Maintenance Technician is responsible for maintaining the physical integrity of the community by performing routine maintenance, repairs, and preventative services to ensure a safe, clean, and well-functioning environment for residents, visitors, and staff. This role supports resident satisfaction, asset preservation, and operational efficiency.

Key Responsibilities

  • Perform routine and emergency maintenance on residential units and common areas

  • Diagnose and repair issues related to plumbing, electrical, HVAC, appliances, carpentry, and general building systems

  • Complete service requests in a timely and professional manner

  • Participate in on-call rotation for after-hours emergency maintenance

  • Make-Ready & Unit Turns:

    • Prepare vacant apartments for new residents, including painting, patching, and cleaning units

    • Repairing or replacing fixtures, appliances, locks, and hardware

    • Inspecting HVAC systems and replacing filters

    • Ensuring units meet “market ready” standards within required timelines

  • Preventative Maintenance:

    • Perform scheduled preventative maintenance on equipment and property systems

    • Conduct regular inspections of buildings, grounds, and mechanical systems

    • Identify and report potential issues before they become major repairs

  • Property Upkeep:

    • Maintain cleanliness and safety of grounds, amenities, and common areas

    • Assist with trash removal, pressure washing, and general upkeep

    • Support seasonal maintenance needs as required

  • Compliance & Safety:

    • Follow all company policies and procedures, as well as federal, state, and local regulations (OSHA, ADA, Fair Housing)

    • Adhere to all safety protocols and properly use personal protective equipment (PPE)

    • Maintain accurate records of completed work orders and inspections

  • Resident Relations:

    • Provide professional and courteous service when interacting with residents

    • Communicate effectively regarding maintenance timelines and updates

    • Support a positive resident experience through quality workmanship and responsiveness

Qualifications

  • Previous experience in apartment maintenance, facilities maintenance, or a related field preferred

  • HVAC Certification Needed

  • Basic knowledge of plumbing, electrical, HVAC, and general repair work

  • Ability to troubleshoot and complete repairs independently

  • Must be able to follow directions and work as part of a team

  • Availability for on-call rotation and flexible scheduling as needed

Physical Requirements

  • Must be on feet for extended periods (66%–100% of the time)

  • Frequent bending, kneeling, climbing stairs/ladders, and reaching overhead

  • Ability to lift and carry 1–50 lbs regularly; occasionally up to 75 lbs or more

  • Ability to operate tools and maintenance equipment safely
