Maintenance Technician, Multifamily
About the role
The Maintenance Technician provides support and is accountable for delivering on commitments to residents, including quality move-ins, residential satisfaction, expedited service, and personal attention. This role responds to resident service needs and is instrumental in delivering superior customer service.
Responsibilities
- Prepares make-ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary tasks to ensure a quality move-in experience.
- Responds to resident requests in a timely manner with a professional attitude.
- Maintains knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry, painting, and snow removal (if applicable).
- Maintains grounds, pools/hot tubs, common areas, and dog park amenities to keep them clean, operational, and safe for residents.
- Participates in on-call scheduling to respond to after-hours emergencies.
- Reports maintenance concerns on vacant units, models, and common areas to the Maintenance Supervisor.
- Performs maintenance as scheduled by the Maintenance Supervisor.
- Stays knowledgeable about state, local, and federal fair housing laws.
- Attends and participates in training programs as required.
- Performs all duties in a timely manner and as assigned.
- Delivers superior customer service and represents the company professionally at all times.
- Dresses according to company uniform and professional appearance standards.
- Maintains all safety procedures and safeguards company tools and equipment.
- Achieves high productivity through reliable and punctual on-site attendance; reports any tardiness or attendance issues to the immediate supervisor.
Requirements
- Valid Driver’s license.
- EPA 608 - Minimum Type II certification.
- CPO or local city-required certificate.
- High School Diploma, GED, or Trade/Technical/Vocational school education.
- 1+ years of related experience.
- Ability to read and understand documents such as policy manuals, safety rules, and operating/maintenance instructions.
- Ability to compute rate, ratio, and percent, and to prepare and interpret bar graphs.
- Ability to deal with problems involving several known variables in routine situations.
- Ability to follow written, oral, or diagrammed instructions.
- Basic arithmetic skills (addition, subtraction, multiplication, division) using whole numbers, fractions, and decimals.
- Ability to write routine reports and correspondence.
- Commitment to following all safety procedures.
Work Environment
This job operates in a professional office environment and routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel between properties in varying weather conditions is required.
Physical Demands
- Standing and walking for extended or continuous periods of time.
- Ascending and descending staircases, ladders, and/or step stools.
- Traveling outside between buildings in varying outdoor weather conditions.
- Remaining in a stationary position (sit or stand) for 85% of the time.
- Operating office machinery.
- Traveling up to 10% of the time (frequency and duration may vary).
- Exerting up to 100 pounds of force occasionally, frequently, or constantly to lift, carry, push, pull, or move objects.
Pay
$21.25 - $25.00 per hour.
