Maintenance Technician Manufactured Housing Community

About the role
We are seeking a dedicated Maintenance Technician to support the operations at Broadmoor Estates, a manufactured housing community of 200 homes located in Yakima, WA. This position involves performing technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet the Company's standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities
- Represent Investment Property Group in a positive and professional manner at all times
- Perform general grounds maintenance, including mowing, edging, trimming, and leaf removal
- Operate power tools and equipment safely (mowers, trimmers, blowers, etc.)
- Use a chainsaw to cut and remove large tree limbs or debris that fall on property
- Maintain cleanliness of common areas, lawns, walkways, and parking areas
- Inspect and maintain irrigation systems; adjust, repair, or replace sprinklers and valves as needed
- Assist with the inspection of the property and all common areas each morning and address areas that require attention
- Vacuum, sweep, clean toilets, take out trash, scrub floors, disinfect hallways, and remove litter around the property, breezeways, stairwells, community rooms, and leasing office
- Perform trash-out duties, including removing abandoned furniture, trash and boxes, and transferring the items to dumpsters or storage areas
- Report maintenance or safety issues promptly to management
- Other tasks assigned by Maintenance Supervisor, Community Manager or Regional Manager
Requirements
- 1+ years prior experience as a Maintenance Technician at a manufactured or multi-family apartment community of 100+ units
- Ability to interact professionally with community residents, staff members, and visitors
- Knowledge and skills in the safe use and maintenance of power tools and mechanical equipment
- Time management and problem-solving skills
- Ability to perform physical tasks, including walking, standing, lifting, bending, and pulling throughout the workday
- Ability to identify areas for improvement and offer suggestions to improve efficiency, productivity, and profitability of the property
- A positive attitude and a team player
Skills
- Basic plumbing knowledge
- Irrigation repair and troubleshooting experience
- Experience with and comfort operating a chainsaw to cut and remove large tree limbs and debris

Pay
$21.00 - $25.00 per hour, depending on qualifications, education, and prior experience
Schedule
Monday - Friday; 8am - 5pm
