About the role

Maintenance Tech 3 leads installations, testing, and troubleshooting of machinery and facility systems while mentoring junior technicians on maintenance protocols and safety practices. Develops and implements predictive maintenance strategies, performs advanced diagnostics to identify root causes of failures, and ensures corrective action is taken to maintain operational efficiency. Coordinates preparation for inspections, audits, and regulatory reviews, ensuring compliance with safety and industry standards. Operates heavy equipment and performs specialized tasks, including plumbing, electrical, welding, HVAC, and carpentry, as assigned.

General Maintenance Responsibilities

  • Lead and perform complex installations, diagnostics, and maintenance on facility systems and equipment.
  • Train and support junior technicians in maintenance procedures and safety practices.
  • Develop and apply best practices for equipment calibration, system testing, and preventive maintenance.
  • Maintain tools, records, and work areas in compliance with safety and regulatory standards.
  • Respond to urgent maintenance needs and operate heavy machinery as required.

Trade-Specific Functions

Painter

  • Lead painting projects, ensuring high-quality execution and adherence to design specifications.
  • Perform specialized finishes such as texturing, faux painting, and epoxy coatings.
  • Supervise junior painters and provide technical training on techniques and safety protocols.
  • Manage inventory of painting supplies, recommending cost-effective solutions.

Plumber

  • Oversee large-scale plumbing renovations and infrastructure repairs.
  • Perform system-wide diagnostics for leaks, backflows, and pipe degradation.
  • Work with various piping materials (e.g., PVC, copper, PEX).
  • Conduct leak detection, pressure testing, and routine maintenance.
  • Train junior plumbers and implement efficiency improvements for piping networks.
  • Coordinate with engineers to upgrade plumbing systems for new construction or remodeling.

Electrician

  • Lead electrical projects, including panel upgrades and full-system rewiring.
  • Connect electrical systems to generators and ensure proper load balancing.
  • Replace worn electrical components and ensure NEC compliance.
  • Troubleshoot complex electrical faults in motors, generators, and industrial machinery.

Welder

  • Oversee welding fabrication for industrial applications, including machinery and piping systems.
  • Perform MIG, TIG, and Stick welding to join, fabricate, or repair metal structures.

Generator

  • Oversee repairs for large-scale industrial or commercial generator systems.

Asset Tracker

  • Oversee asset tracking systems and implement efficiency improvements.
