Responsibilities

• Complete all duties regarding make-ready/vacant units
• Service appliances, as requested
• Service general plumbing and basic electrical needs of the property, including replacing/fixing toilets, light switches, garbage disposals, ceiling fans, etc.
• Re-key locks, as requested
• Assist in maintaining inventory of tools, equipment, and supplies
• Replace burned-out light bulbs, broken globes, etc., in units and throughout the exterior of the property, as needed
• Perform corrective maintenance and satisfy residents’ needs following company procedures when performing service requests
• Observe the condition of the apartment and report any unusual circumstances (size/number of pets, unauthorized occupants, illegal activity, etc.)
• Observe the condition of the property in general and report any unusual circumstances
• Make regular inspections of the grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment, as directed
• Be familiar with the location of power, water, and gas turnoff valves, clean-out traps, fire extinguishers, and fire hydrants on the property
• Enter occupied apartments to perform necessary repairs
• Clean up thoroughly after performing work
• Notify Maintenance Supervisor and/or Property Manager regarding any supplies necessary to complete service requests
• Perform pool and spa maintenance, as directed
• Follow company procedures regarding safety and emergencies
• Attend employee meetings and training seminars, as requested
• Wear company uniform and badge during work hours

Qualifications

• Possess basic knowledge of electrical systems, plumbing systems, painting, and other basic handyman processes
• Provide/use own tools, including a smartphone for maintenance tickets
• Valid driver’s license and reliable transportation
• Utilize good safety habits at all times
• Neat, clean appearance
• Be thorough, reliable, responsible, honest, organized, flexible, and service-oriented
• Compatible with a wide range of people
• Above-average written and oral communication skills
