Responsibilities
- Complete all duties regarding make-ready/vacant units
- Service appliances, as requested
- Service general plumbing and basic electrical needs of the property, including replacing/fixing toilets, light switches, garbage disposals, ceiling fans, etc.
- Re-key locks, as requested
- Assist in maintaining inventory of tools, equipment, and supplies
- Replace burned-out light bulbs, broken globes, etc., in units and throughout the exterior of the property, as needed
- Perform corrective maintenance and satisfy residents’ needs following company procedures when performing service requests
- Observe the condition of the apartment and report any unusual circumstances (size/number of pets, unauthorized occupants, illegal activity, etc.)
- Observe the condition of the property in general and report any unusual circumstances
- Make regular inspections of the grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment, as directed
- Be familiar with the location of power, water, and gas turnoff valves, clean-out traps, fire extinguishers, and fire hydrants on the property
- Enter occupied apartments to perform necessary repairs
- Clean up thoroughly after performing work
- Notify Maintenance Supervisor and/or Property Manager regarding any supplies necessary to complete service requests
- Perform pool and spa maintenance, as directed
- Follow company procedures regarding safety and emergencies
- Attend employee meetings and training seminars, as requested
- Wear company uniform and badge during work hours
Qualifications
- Possess basic knowledge of electrical systems, plumbing systems, painting, and other basic handyman processes
- Provide/use own tools, including a smartphone for maintenance tickets
- Valid driver’s license and reliable transportation
- Utilize good safety habits at all times
- Neat, clean appearance
- Be thorough, reliable, responsible, honest, organized, flexible, and service-oriented
- Compatible with a wide range of people
- Above-average written and oral communication skills
