About the role

Under the direct supervision of the Executive Director and/or Assistant Director, this position is responsible for completing assigned daily work orders related to the general carpentry, maintenance, repair, and upkeep of all facilities and property of the Kirkwood Housing Authority. The position will also assist with and complete assigned building projects and perform other duties as needed. The Kirkwood Housing Authority is a six-story building located in downtown Kirkwood with 100 apartments serving independent-living seniors.

Responsibilities

  • Completes work orders and maintenance requests as assigned by the supervisor.
  • Performs repairs, servicing, preventative maintenance, and inspections of facilities, equipment, and property.
  • Performs general carpentry, building maintenance, and repair work as needed.
  • Performs various manual labor tasks and other maintenance duties as assigned by the supervisor.
  • Provides required on-call maintenance coverage during nights and weekends and responds to emergency maintenance calls as needed.
  • Responds to emergency maintenance issues in a timely and appropriate manner.
  • Performs other related duties and responsibilities as assigned.

Qualifications

  • High school diploma or equivalent, plus technical training in carpentry, building maintenance, or a related field; or an equivalent combination of education, training, and experience.
  • At least three (3) years of experience in at least three of the following areas: carpentry, plumbing, electrical, HVAC, machinery, troubleshooting, or equipment maintenance.
  • Strong knowledge and demonstrated skills in general building maintenance and repair.
  • Proficiency in soldering, brazing, and refrigerant controls.
  • Ability to troubleshoot, diagnose, and repair a variety of building systems, equipment, and maintenance issues.
  • Ability to work independently, prioritize assignments, and respond appropriately to emergency maintenance needs.

Work Environment & Physical Demands

While performing the duties of this job, the employee is often required to: climb stairs, bend, stoop, kneel, twist, reach with hands, sit, stand for an extended period of time, climb ladders, walk, shovel snow, lift and/or move up to 50 pounds, have finger dexterity, grasp, perform repetitive motions, talk, hear and have visual acuity.
