About the role
At Valley Behavioral Health, our Maintenance Technician II helps create the safe, comfortable, and welcoming environments that residents are proud to call home. From coordinating repairs and preparing units for new tenants to maintaining HUD compliance and building strong tenant relationships, you'll play a key role in ensuring our properties operate smoothly and efficiently. Your work will directly contribute to housing stability, resident satisfaction, and the overall quality of our communities.
Responsibilities
- Completes work orders for scheduled repairs, emergency repairs, and other assigned maintenance tasks in accordance with standard operating procedures, internal requirements and standards, manufacturer specifications, and safety policies
- Serves as the primary point of contact for tenants regarding inquiries, complaints, and requests for maintenance; responds promptly to concerns and builds positive relationships with tenants
- Maintains the work order system and prioritizes tasks efficiently
- Performs unit turnover tasks and prepares vacant units for new tenants
- Utilizes external contractors when necessary and ensures that work is completed to high standards and within budgetary constraints; consults with the Property Manager on external contracting requests
- Maintains knowledge of HUD property regulations and performs required HUD inspections
- Creates and maintains preventative maintenance schedules
- Maintains the maintenance manual
- Responds to emergencies and after-hours requests within required timeframes and follows prescribed emergency management procedures
- Performs maintenance work in accordance with company policies and procedures, and federal, state, and local laws (HUD, OSHA, ADA, DOT, etc.)
Requirements
- Two years of facility maintenance or related experience
- Driving position – requires a minimum age of 21 and a current driver’s license
Preferred Qualifications
- Strong knowledge of facility maintenance principles, practices, and regulations
- Previous experience working with low-income tenants and tenants with disabilities
Pay
Range starts at $26.50/hour (pay is calculated based on years of related working experience)
Schedule
Monday – Friday | 8:00am – 4:00pm
