Maintenance Technician II, Department of Facilities, Real Estate and Planning

About the Role

Working under minimal supervision, with a high degree of accuracy and attention to detail, perform reactive and preventive maintenance service to ensure proper operation of campus facilities operations. This person is expected to be fully proficient in their respective trade.

Responsibilities

• Electrical: perform repairs to electrical systems; install motors and belts as needed; respond to electrical work requests; perform preventive maintenance on electrical equipment as scheduled.
• Plumbing: stop overflowing and clogged toilets; unclog showers and sinks; repair valves, gaskets, and lines (including water, sewer, steam, and condensate lines); respond to plumbing service requests; perform preventive maintenance on plumbing equipment as scheduled.
• HVAC: maintain and repair industrial HVAC units; change filters and fan belts; adjust dampers and valves; open HVAC drains; respond to HVAC work requests; perform preventive maintenance on HVAC equipment as scheduled; understand and operate Building Management Control Systems.
• Carpentry: perform repairs on doors, door hardware, windows, storm window fabrication, walls, shelving, and other carpentry tasks as needed.
• Painting: perform patching, caulking, priming, staining, and painting of ceilings, walls, doors, windows, and other items as needed.
• Serve as a general maintenance technician in assigned buildings, handling preventive maintenance tasks and work orders.
• Work and communicate effectively with individuals who are subtly or obviously different from oneself.
• Perform other duties as assigned.

This position may be designated as essential personnel to support business continuity during campus emergencies, disasters, or other special needs as directed by management. Essential personnel are subject to recall inside/outside their normal schedule.

• Provide excellent service to internal and external department customers.
• Report all safety matters to the appropriate Supervisor and to the Safety Director if necessary.
• Follow all University and departmental policies and procedures.

Requirements

• High school diploma plus specialized training with five to ten years of related experience, or equivalent combination of education and experience.
• Proficient knowledge and skills in the preventive maintenance, repair, and installation of building systems including HVAC, plumbing, electrical, carpentry, and building interiors. Specialization in specific areas may be required.
• Valid driver's license with a good driving record; must be insurable.
• Ability to effectively communicate in English with students, faculty, and staff.
• Ability to read, understand, and abide by all safety policies and procedures.
• Ability to effectively utilize computer software and systems for communication, monitoring, interfacing, and troubleshooting as required.
• Ability to use an iPad or similar device to work with the Maintenance Management System.
• Physical demands: Heavy work involving talking, hearing, climbing, stooping, kneeling, standing, walking, lifting, pushing, pulling, and grasping. Close visual acuity for operating machines, using measurement devices, and inspecting small parts or devices.
• Subject to environmental conditions: Activities occur both inside and outside.
• Subject to hazards.

Preferred Qualifications

• Technical license and/or certification.

Accountabilities

• Responsible for own work.
• May be called upon to train entry-level technicians or those with a different specialty.
