Responsibilities
- Performs skilled maintenance activities depending upon area of assignment, including basic trade activities such as electrical, plumbing, and carpentry work.
- Troubleshoots, maintains, and repairs complex systems and equipment in one or more areas of assignment such as lighting, electrical, mechanical and plumbing systems, and pool and filtration systems.
- Captures and coordinates projects related to installation, maintenance and repair work; may provide project lead direction to staff in technical areas of assignment.
- Inspects contractor’s work, ensuring that work is in compliance with specifications, standards and time lines.
- Inspects Royal Oak facilities, grounds, infrastructure, and equipment to ensure proper maintenance and safety standards are being met; takes or recommends corrective actions as necessary.
- Completes daily, weekly, and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
- Responds to emergency maintenance requests as required.
- Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
- Operates/drives a golf cart for the purpose of transporting supplies around campus as needed.
- Part of a rotation system for on-call duties and may receive a phone call to return to work if an emergency arises.
- Maintains competency in the position and knowledge of trade/industry advances and new technologies.
- Perform other duties as assigned.
Requirements
- High school diploma or GED equivalent.
- Five years skilled, professional experience in building and mechanical equipment maintenance and repair.
- Preferably experience in low temp walk in freezers, ice machines and commercial kitchen appliances.
- Type II EPA 608 certification.
- Current and valid Fingerprint clearance card or apply for one within 20 days of hire.
- Current, valid driver’s license.
- Ability to complete training on computer and/or other devices.
- Skilled in the use of hand and power tools.
- Able to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
- Able to read blueprints, specifications and technical material.
- Able to react successfully to any situation that may present itself with residents, staff, and/or guests.
- Able to communicate in English with all levels of staff, residents, and guests.
Qualifications
- Heavy emphasis on HVAC repairs and preventative maintenance.
- Must be able to provide your own basic hand tools.
- Preferably has obtained a HVAC certification through an accredited school.
- Preferably has Journeyman Electrician Certification, Mold First Responder Certification, and/or Plumbing Certification.
- Has a Certificate of Completion for memory care services training or obtains within 30 days of hire and complies with annual certification requirements.
Physical Requirements
- Able to lift/push/pull/carry up to 50 pounds.
- May need to operate a fire extinguisher.
- Able to assist in evacuation procedures.
