Richman Property Services, Inc. is seeking a community-inspired, passion-driven, team-oriented Maintenance Technician II to support Royal Palm Key Apartments, a multi-family residential community in Tampa, FL.

Schedule
Multiple shifts available:
- Thursday through Monday, 8:00am to 5:00pm
- Friday through Tuesday, 8:00am to 5:00pm
Includes either a 30 or 60 minute unpaid lunch break daily.
Responsibilities
- Execute and sustain daily repair and upkeep of the property
- Prepare vacant units for occupancy within established deadlines
- Manage service requests and response times, ensuring completion within established deadlines while providing responsive, efficient, and courteous customer service
- Ensure compliance with safety regulations and company policies
- Maintain a safe work environment and report any safety concerns/issues to the Maintenance Supervisor or Property Manager
- Uphold and demonstrate exceptional customer service
- Seek educational opportunities and self-improvement for personal growth and development
- Participate in ongoing property preventative maintenance plan
- Assist in team effort of maintaining curb appeal and general cleanliness of buildings and grounds
- Complete required tasks such as training, logs, and reports in a timely manner
- Communicate adequate inventory of maintenance supplies and parts
Requirements
- Minimum of 3 years' experience with apartment/residential maintenance operations, floating or multiple asset coverage preferred
- EPA Section 608 Type I and II or Universal Technician license (federal requirement for this position)
- Active/clean Driver's License required
- High school diploma or GED; industry-related courses preferred
- Proficiency in maintenance tasks, including carpentry, electrical, plumbing, painting, etc.
- Must own basic tools as allowed by state laws
- Knowledge of local, state, and federal laws, including Fair Housing Laws
- Strong organizational skills and ability to work independently
- Proficient in English for communication and record-keeping purposes
