Maintenance Technician II

Richman Property Services, Inc. is seeking a community-inspired, passion-driven, team-oriented Maintenance Technician II to support Royal Palm Key Apartments, a multi-family residential community in Tampa, FL.

Schedule

Multiple shifts available:

• Thursday through Monday, 8:00am to 5:00pm
• Friday through Tuesday, 8:00am to 5:00pm

Includes either a 30 or 60 minute unpaid lunch break daily.

Responsibilities

• Execute and sustain daily repair and upkeep of the property
• Prepare vacant units for occupancy within established deadlines
• Manage service requests and response times, ensuring completion within established deadlines while providing responsive, efficient, and courteous customer service
• Ensure compliance with safety regulations and company policies
• Maintain a safe work environment and report any safety concerns/issues to the Maintenance Supervisor or Property Manager
• Uphold and demonstrate exceptional customer service
• Seek educational opportunities and self-improvement for personal growth and development
• Participate in ongoing property preventative maintenance plan
• Assist in team effort of maintaining curb appeal and general cleanliness of buildings and grounds
• Complete required tasks such as training, logs, and reports in a timely manner
• Communicate adequate inventory of maintenance supplies and parts

Requirements

• Minimum of 3 years' experience with apartment/residential maintenance operations, floating or multiple asset coverage preferred
• EPA Section 608 Type I and II or Universal Technician license (federal requirement for this position)
• Active/clean Driver's License required
• High school diploma or GED; industry-related courses preferred
• Proficiency in maintenance tasks, including carpentry, electrical, plumbing, painting, etc.
• Must own basic tools as allowed by state laws
• Knowledge of local, state, and federal laws, including Fair Housing Laws
• Strong organizational skills and ability to work independently
• Proficient in English for communication and record-keeping purposes
