Position Summary

The Maintenance Technician II performs skilled maintenance, repair, and preventative maintenance services for 35 CILA residential homes and related facilities throughout DuPage County. This position requires experience in general building maintenance, plumbing, electrical, carpentry, painting, HVAC troubleshooting, and equipment repair.

Essential Responsibilities

  • Preventative Maintenance

    • Perform scheduled preventative maintenance on residential homes and equipment.
    • Complete inspections of building systems, including HVAC, plumbing, lighting, electrical fixtures, doors, windows, and appliances.
    • Maintain maintenance logs and preventative maintenance records.
  • General Maintenance & Repairs

  • Diagnose and repair plumbing issues including sinks, toilets, faucets, drains, and water lines.
  • Perform minor electrical repairs including outlets, switches, lighting fixtures, breakers, and ballast replacement.
  • Repair drywall, flooring, trim, doors, cabinets, locks, and windows.
  • Perform painting, patching, caulking, and cosmetic repairs.
  • Repair and maintain household appliances and residential equipment.
  • Assemble furniture and install fixtures as needed.
  • HVAC Support

    • Replace filters and perform seasonal HVAC maintenance.
    • Troubleshoot heating and cooling issues.
    • Coverage major HVAC repairs with outside contractors when necessary.
  • Safety & Regulatory Compliance

    • Ensure homes remain compliant with applicable Life Safety Code requirements.
    • Aid with state licensing inspections and corrective action plans.
    • Identify safety hazards and recommend corrective measures.
    • Maintain fire extinguishers, emergency lighting, smoke detectors, and carbon monoxide detectors.
  • Grounds Maintenance

    • Perform seasonal exterior maintenance including: Minor landscaping, gutter cleaning, fence repairs, sidewalk and exterior inspections, snow removal coordination (as assigned).
  • Work Order Management

    • Respond to maintenance requests in a timely manner.
    • Prioritize emergency repairs.
    • Maintain accurate records of completed work.
    • Communicate repair status with Residential Management staff.
  • Vendor Coordination

    • Assist with scheduling contractors.
    • Monitor contractor performance.
    • Verify work completion.
    • Obtain estimates when requested.
  • Emergency Response

    • Participate in rotating on-call schedule.
    • Respond to after-hours maintenance emergencies.
    • Assist with weather-related emergencies and facility preparedness.

    Requirements

    • High school diploma or GED
    • Minimum three (3) years of commercial or residential maintenance experience
    • Experience in: Plumbing, Electrical, Carpentry, Painting, Appliance repair, HVAC troubleshooting
    • Valid Illinois Driver's License with acceptable driving record
    • Reliable personal vehicle for travel throughout DuPage County
    • Ability to safely operate power tools and maintenance equipment
    • Strong organizational and communication skills
    • Ability to work independently with minimal supervision

    Preferred

    • Trade school or vocational certification
    • EPA Universal Refrigerant Certification
    • OSHA 10 or OSHA 30 Certification
    • Experience working in healthcare, human services, residential care, or nonprofit environments

    Physical Requirements

    • Lift and carry up to 75 pounds
    • Frequently climb ladders
    • Bend, kneel, stoop, crouch, and crawl
    • Work indoors and outdoors in varying weather conditions
    • Stand and walk for extended periods
    • Operate power tools and maintenance equipment safely

    Knowledge, Skills & Abilities

    • Ability to read work orders and maintenance manuals

    • Ability to prioritize multiple maintenance requests
    • Ability to maintain confidentiality and professionalism while working in individuals' homes
