About the role
The Maintenance Technician II position involves inspecting, calibrating, troubleshooting, repairing, testing, and maintaining all types of mechanical, HVAC, electrical, lighting, fire, life, safety, and facility systems. This role also includes providing facility maintenance services to ensure the client's building infrastructure and grounds are in excellent condition.
Responsibilities
- Inspect, calibrate, maintain, troubleshoot, test, and repair all types of facility systems including mechanical, HVAC, electrical, lighting, fire, life, safety, boilers, refrigeration units, compressors, motors and pumps and all associated controls.
- Attend safety training per ABM policy and observe all safety training, with regard to techniques of lifting, pushing/pulling heavy objects and to also always use proper Personal Protective Equipment (PPE) assigned for specific tasks.
- Utilize CMMS computer system to document tasks performed and maintain equipment histories including parts replaced, hours worked, time to respond, and time to complete.
- Complete all assigned work orders (both corrective and PM) in a timely manner.
- Maintain equipment, tools, and work areas in a clean, safe and orderly manner.
- Operate and utilize specialized test and calibration equipment to ensure facility equipment is operating within manufacturer or original engineering specifications.
- Perform all work in accordance with OSHA, state and municipal requirements and C&W Services safety policy.
- Seek training and continue professional development in the areas of advancing technology, safety, and general skill improvement.
- Safeguard client’s tools, materials and equipment from theft and misuse.
- Available for ON CALL duty on nights, weekends and holidays to address emergencies.

Qualifications
- Good general working knowledge of all trades functioning in a general contractor setting.
- Proven mechanical ability and aptitude.
- Proven ability to work cooperatively with others.
- Proven ability to interpret and provide feedback to assist in keeping building and electrical schematics and engineering records updated as system and equipment changes are implemented.
- Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
- Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
- Ability to interpret a variety of instructions furnished by supervisor in written, oral, diagram, or schedule form.
- Increase knowledge and operation of specialized equipment through study of all manufacturer manuals and installer instructions.
- Good computer skills are required; operating knowledge and trouble-shooting of equipment via Building Management System preferred.
- Must be in possession of one or more active trade licenses (Universal Refrigeration and/or other HVAC related).
- Current driver’s license required.
- Associate’s degree (AA) or equivalent from two-year college or technical school preferred; or 5 or more years related experience and/or training at a semi-skilled level of experience of general maintenance in a commercial setting.
