About the Role

The Facility Maintenance Technician II performs various skilled and semi-skilled duties associated with the repair and maintenance of buildings, furnishings, equipment, and grounds. The role requires a diverse mix of both hard and soft skills, including manual labor (light carpentry and basic repair), effective written and oral communication, and proficiency with common smart devices and computer applications.

This position demands readiness to assist 24/7 in emergencies impacting business operations and may require after-hours or weekend work to support operations. Responsibilities may also include providing support for security, sustainability efforts, meetings & events, and assisting the mailroom with handling, moving, and delivering large packages and deliveries.

Responsibilities

  • Perform or assist vendors with basic operations, testing, preventative maintenance, or repairs/replacements of electrical equipment, HVAC systems, plumbing, kitchen fixtures/equipment, UPS and back-up power generation systems, and fire detection/suppression.
  • Perform basic repairs, preventative maintenance, minor cleaning, and/or installation/tear-downs of office furniture; assist with relocations of people, furniture, and equipment; perform tear-down/reconstruction of furniture systems, light carpentry, painting, light bulb replacements, and installations/removal of bulletin boards, whiteboards, TVs, and pictures.
  • Promptly address daily work orders and preventative maintenance tasks in the IWMS ticketing system in compliance with assigned SLAs.
  • Conduct routine inspections of the building and contents to identify and address concerns impacting building performance, employee comfort, and safety.
  • Perform minor landscape repairs, property cleanup, and janitorial duties.
  • Perform regulatory inspections on critical equipment and maintain service records.
  • Respond to emergency calls, evaluate damages, and take necessary steps to protect customers, employees, and property; may assume an initial lead role in emergency response.
  • Assist with planning and execution of reconfigurations, furniture relocations, and setups for events; contact and communicate with vendors for cost estimates and process invoices.
  • Inspect buildings, enter data into checklists, and track work orders.
  • Collaborate on project budgets and emergency responses; support or lead office/workstation furniture modifications and facilities maintenance as needed.
  • Maintain and properly safeguard assigned company assets, including smartphones, laptop computers, building keys, shop tools, carts, etc.
  • Ensure compliance with all local, state, federal, and OSHA facilities-related regulations.
  • Utilize and review spreadsheets and other reporting tools; communicate within the Microsoft Office suite.
  • Use Integrated Work Management System (IWMS) software for work order management.
  • Maintain records and provide support assisting the Environmental compliance group in recycling locations.
  • Observe, report, and address safety issues.
  • Maintain inventory of supplies and parts, including purchases of small tools and equipment.

Requirements

  • High School Diploma/GED and 3 years' experience in a related field; OR any level degree/certification beyond a HS Diploma/GED in a related discipline; OR 5 years' experience in a related field.
  • Valid driver’s license required; safe drivers needed.
  • Ability to oversee multiple properties.
  • Strong knowledge of building system terms and Microsoft Office applications.
  • Ability to lift up to 50 pounds.
  • Excellent organizational, prioritization, multi-tasking, math, written, verbal, and collaborative skills.

Preferred Qualifications

  • Technical certification in building systems (e.g., EPA/OSHA Safety, regulatory compliance training, NFPA certification).
  • OSHA Aerial & Scissor Lift Certification.
  • Experience with commercial chillers, cooling towers, boilers, VFD drives, and pumps.
  • Experience with automated Building Management Systems, including HVAC and lighting controls.

Environment and Working Conditions

  • Works in both office and outdoor environments, with potential exposure to inclement weather.
  • May work in warehouse and/or specialized facility environments as assigned.
  • Travel to remote offices involves exposure to traffic situations, including emergency responses both day and night.
  • Repeated bending, lifting, reaching, sitting, kneeling, pushing, pulling, navigating stairs, standing, and carrying parts, tools, and supplies.
  • May require frequent use of ladders or step stools, furniture dollies, hydraulic lift gates, tie-down straps, forklifts, and scissor lifts.

Pay

Hourly pay rate is in the range of $22.02 - $33.08/hour. The hourly base rate may vary within the anticipated range based on factors such as location and the selected candidate's knowledge, skills, and abilities. Position may be eligible for additional compensation, including commission and/or an incentive program.
