Maintenance Technician II

Key Responsibilities

• Perform routine inspections and preventive maintenance on facility systems, equipment, and building infrastructure.
• Identify and resolve maintenance concerns before they become larger issues.
• Complete work orders and maintenance tasks in a timely manner.
• Maintain accurate maintenance and inspection records.
• Manage HVAC systems, including filter replacement and duct cleaning.
• Inspect, repair, and maintain lighting, wiring, and electrical fixtures.
• Repair plumbing fixtures, leaks, and clogged drains.
• Support repairs and installations to ensure systems operate efficiently and safely.
• Perform basic carpentry work including repair of doors, windows, furniture, and building structures.
• Complete painting and finishing projects as needed.
• Support exterior maintenance including landscaping, lawn care, and snow removal.
• Maintain cleanliness and organization of indoor and outdoor spaces.
• Inspect, service, and maintain facility machinery and equipment.
• Diagnose operational issues and implement effective solutions.
• Assist with installation and setup of new equipment and systems.
• Respond promptly to emergency repair requests.

Safety & Compliance

• Conduct safety inspections and address identified hazards.
• Follow applicable building codes, safety procedures, and environmental regulations.
• Properly handle and dispose of hazardous materials and electronic waste.
• Utilize required personal protective equipment (PPE).

Communication & Customer Support

• Communicate effectively with managers, team members, and contractors.
• Provide excellent service to building occupants and address maintenance concerns professionally.
• Collaborate across departments to support facility needs.

Qualifications

• Minimum 3 years' experience in general facility maintenance, building systems, or related technical work.
• Working knowledge of HVAC, electrical, plumbing, carpentry, and general maintenance practices.
• Strong troubleshooting and problem-solving skills.
• Ability to read technical documents, schematics, or maintenance instructions.
• Ability to work independently and manage multiple priorities.
• Basic computer proficiency including email and Microsoft Office applications.
• Experience using work order systems or CMMS software preferred.
• Ability to use smartphones or tablets for maintenance applications and communication.

Physical Requirements

• Ability to stand and walk for extended periods.
• Ability to lift up to 50 lbs. as needed.
• Manual dexterity to operate tools and equipment.
• Ability to work safely around industrial machinery and equipment.
• Ability to wear required PPE and work in a manufacturing or industrial environment.

Pay
