Responsibilities
- Performs facility and equipment maintenance in accordance with applicable codes and standards.
- Documents maintenance activities using the computerized maintenance management system (CMMS).
- Maintains, troubleshoots, and repairs mechanical equipment such as motors, pumps, conveyors, doors, fans, boilers, heat exchangers, and controls with a moderate level of guidance.
- Maintains, troubleshoots, and repairs patient care equipment such as beds, wheelchairs, carts, and tables where not maintained by other departments.
- Maintains, troubleshoots, and repairs mechanical/electrical systems such as pneumatic tube, HVAC, refrigerators/freezers, ice machines, commercial kitchen equipment, electrical, plumbing, piped medical gas systems, and specialized water systems with a moderate level of guidance.
- Performs routine to moderately complex general maintenance functions including grounds maintenance, carpentry, painting, and snow removal.
- Responds to and repairs emergencies such as leaks, floods, water outages, fires, power outages, and equipment failures as directed or within defined emergency response plans.
- Responds to building occupant requests in a timely and professional manner.
- Performs zone maintenance rounding and keeps requesters informed of corrective action status.
- Conducts preventive maintenance and equipment safety checks.
- Inspects and repairs fire doors, hardware, firewalls, and smoke partitions.
- Reads blueprints and maintenance manuals to complete assignments.
Requirements
- High school diploma or GED equivalent.
- 2-4 years of experience in equipment maintenance.
- Valid driver’s license.
Skills
- Basic computer skills (CMMS, building automation systems, Microsoft Office).
- Good communication and interpersonal skills.
Physical Requirements and Working Conditions
- Must be able to sit, stand, walk, lift, squat, bend, crawl, reach above shoulders, and twist frequently throughout the workday.
- Must be able to lift up to 15 lbs. from floor to overhead, lift up to 50 lbs. from floor to chest-level, and lift/carry up to 50 lbs. at waist height a reasonable distance.
- Must be able to push/pull with 50 lbs. of force.
- Exposure to electrical and mechanical hazards; knowledge of safety precautions required.
- Position requires travel and may expose the incumbent to road/weather hazards.
- Operates all equipment necessary to perform the job.
