About the Role
The Maintenance Technician is responsible for performing highly diversified duties to install, troubleshoot, repair, and maintain equipment and goods in Merion Residential's communities. This role follows safety, predictive, and productive maintenance systems to support the achievement of the community's business goals, with resident satisfaction being paramount.
Responsibilities
- Adhere to standardized diagnostic approaches for preventative maintenance and system troubleshooting.
- Participate in on-call emergency rotation and respond to emergencies as needed.
- Assist in training junior-level Maintenance Technicians.
- Troubleshoot all property systems and perform repairs.
- Conduct maintenance-related inspections, including building and alarm systems inspections.
- Inspect vacant units, ensuring turnovers are completed.
- Paint turnovers as needed.
- Utilize maintenance software programs to track work orders, inventory use, product replacement histories, and scheduled preventative maintenance.
- Ensure tools and equipment are in optimum condition.
- Inspect the work of subcontracted service providers and document work quality.
- Walk the grounds and common interior areas daily, removing litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces.
- Remove snow and ice from sidewalks, walkways, steps, and driveways during inclement weather.
- Maintain resident relations by providing excellent customer service.
- Maintain regular daily office hours, and work weekends and holidays as scheduled.
- Make recommendations to maintain a proper inventory of supplies and tools sufficient for turning units.
- Perform non-complex electrical, plumbing, painting, and carpentry work orders.
- Assist with reconfiguring spaces including moving furniture and cleaning.
- Complete assigned service request orders accurately and timely per Merion Residential's standards.
- Follow all preventative maintenance programs and guidelines to minimize emergency repairs and service requests.
- Adhere to the company's safety programs and guidelines.
- Walk the property daily to maintain "curb appeal."
Requirements
- 2 years of maintenance or construction experience.
- 1 or more years of experience as a full-charge maintenance technician preferred.
- Knowledge of maintenance systems, including inventory control, preventative maintenance, and work order record keeping.
- Basic knowledge of and ability to troubleshoot mechanical systems and equipment including HVAC, landscaping, carpentry, painting, electrical, and plumbing.
- Ability to provide technical assistance to other maintenance associates.
- Technical capacity to use a computer for inputting time data and performing basic web-based tasks, including using Merion's learning management system.
- High school diploma/GED and completion of a craft apprenticeship, or equivalent number of years of education and production maintenance experience.
- At least two (2) years of mechanical and industrial experience, HVAC preferred.
- Valid driver's license.
- EPA Certification (Type I & Type II at minimum, Universal preferred). If not certified upon hire, must achieve within 180 days as a condition of continued employment.
Skills
- Manual dexterity sufficient to operate small-motorized equipment.
- Ability to read and write in English at an intermediate level to read diagrams, meters, instructions, and write reports.
- Ability to apply logic and understanding to carry out instructions and plans.
- Use of independent judgment to determine actions, priorities, and emergencies.
- Excellent interpersonal and communication skills for interacting with residents, vendors, contractors, supervisors, employees, and coworkers.
Physical Demands
- Exposure to constant activity requiring intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/equipment), climbing ladders/stairs, and working in areas with varying clearance heights.
- Exerting 50 to 100 pounds of force occasionally, 25 to 50 pounds frequently, and 10 to 20 pounds constantly.
- Medically recognized normal range of hearing, vision, color discrimination, and depth perception for proper operation and repair of machines, wiring, and equipment.
- Ability to complete tasks wearing appropriate safety equipment (e.g., back belts, goggles, masks, gloves).
Environmental/Working Conditions
- Regular exposure to outdoor environments (heat, cold, damp, rain).
- Light to moderate exposure to chemicals, electrical, machinery, tools, and lifting.
- Exposure to low- to moderate-level noise when using power tools and in the workplace.
- Occasional exposure to paint fumes, solvents, and adhesives.
- Frequent need to work in awkward and confining positions.
- Work indoors (66% to 100% of the time) and outdoors (33% to 66% of the time).
- Regularly called upon to work overtime and service calls after hours.
Travel Requirements
- May require personal transportation to inspect apartment community grounds, units, and surrounding neighborhoods.
- Business travel to regional meetings or training, representing up to 15% of travel time.
- Daily use of a golf cart may be necessary.
- Must have a valid driver's license and automobile insurance.
Training Requirements
- New Employee Required Training: Workplace Harassment Prevention, Fair Housing, Human Trafficking Awareness & Prevention, and Security Awareness Training (Cybersecurity).
- New Jersey employees: Fair Chance in Housing Act training.
- Continuing education and other on-the-job training provided as part of professional development.

All maintenance positions require the use of hand tools to complete assigned work responsibilities. Employees are expected to provide their own hand tools. If acquiring the required hand tools presents a financial hardship, assistance is available through the Community Manager or Regional Maintenance and Capital Projects Manager.
