Maintenance and Groundskeeping
This person is responsible for conducting preventative maintenance on the Association's components and keeping assigned areas clean and neat, focusing on the exterior of the property and its grounds. Duties include painting, drywall repairs, sweeping, scrubbing, waxing, and polishing floors and common areas. They must also keep storage areas and carts tidy, complete forms and work orders, inspect common areas, paint when necessary, remove debris, wash outdoor surfaces, and report maintenance issues.
- Empty and clean ashtrays, and transport other trash and waste to disposal areas.
- Work with Paint and Drywall.
- Sweep, scrub, wax, and/or polish floors and individual building common areas.
- Complete all required forms and work orders.
- Routinely inspect common areas to ensure they are maintained clean and in an aesthetically appealing condition.
- Maintain assigned equipment in good working condition.
- Remove debris from driveways, garages, and swimming pool areas.
- Wash outdoor walls, ceilings, and woodwork, waxing and polishing as necessary.
- Report any and all maintenance items including, but not limited to, burned out lights, leaks, broken equipment to the Building Maintenance Department.
- Observe precautions required to protect Residents, guests, and property, and report damages, theft, and found articles to supervisors.
- Properly utilize new equipment and follow safety procedures prior to using this equipment.
- Help Maintain Pool Deck and Beach area.
The position requires exposure to the outdoor climate and weather conditions, moderate noise levels, and physical demands such as standing for extended periods, walking, climbing stairs, crawling in small and tight spaces, stooping, kneeling, lifting up to 20 pounds, reaching with hands and arms, navigating the property/building as required, and repeating various motions with the wrists, hands, and fingers. The position type/expected hours of work will be determined at the work location and may change to accommodate business needs. Required education and experience include minimum two (2) years working in groundskeeping or janitorial, knowledge of cleaning and sanitation products, ability to react and address emergencies, effective written and verbal communication skills, and direct reporting to the supervisor of the department.
