About the role
29th Street Property Management manages diverse multifamily properties across the nation, ranging from high-end luxury assets to small-scale properties. As a Maintenance Technician, you will keep the property clean, free of debris, and complete repairs on a regular basis.
Responsibilities
- Utilize experience in mechanical and electrical maintenance and construction for multi-family and commercial property, including but not limited to:
- Plumbing maintenance and troubleshooting, with the ability to sweat copper pipe.
- Electrical wiring, outlet, and switch maintenance.
- Lighting fixture installation.
- Drywall and texturing installation and repair.
- Heating and Cooling and Ventilation troubleshooting and repair.
- Unit zone valve, transformer, and thermostat maintenance.
- Hot water and steam boiler troubleshooting and maintenance.
- Appliance installation, maintenance, repair, and troubleshooting.
- Complete any additional tasks as assigned by Community Manager, Regional Manager, Vice President, or Maintenance Supervisor.
- Process work orders and work with property manager and staff to efficiently, timely, and cost-effectively complete maintenance work orders and apartment unit turns.
- Plan materials efficiently and complete maintenance unit turns to target one-visit completion.
- Coordinate maintenance staff or vendors to ensure completion of resident maintenance requests within 24 hours or arrange a suitable option with the resident.
- Ensure vacant apartments are “made ready” within 7 days of vacancy.
- Coordinate with cleaning and painting contractors as approved by Management Company.
- Leave occupied and unoccupied units cleaner than when you arrived.
- Communicate with residents when repairs or maintenance will take longer than expected.
- Complete pre-moveout inspections to minimize turn times and complete unit turns timely.
- Update and close out work orders in the property management software with notes.
Requirements
- Superior organization and communication skills.
- Ability to provide courteous and professional service to residents, property managers, supervisors, vendors, and other service providers.
- Must be honest in time reporting.
- Reliable and punctual.
- HVAC experience is required.
- Valid driver’s license may be required.
Qualifications
- Educational degree not required.
- At least one year of experience preferred.
- Multi-family property management experience is preferred.
