Essential Duties And Responsibilities
- Completes assigned work orders within 24 to 48 hours, performs routine upkeep, diagnoses defects, and makes repairs.
- Completes the “make-ready” process for vacant apartments, inspects, creates punch lists, schedules vendors, obtains supplies, completes tasks, and inspects work.
- Maintains grounds, common areas, and amenities by picking up trash, pressure-washing, cleaning, and painting.
- Supports cost-cutting programs by fixing rather than replacing parts, using materials efficiently, and correctly using tools and equipment.
- Inspects contractor work for quality, materials, and services meeting standards and specifications.
- Complies with safety policies by attending safety meetings, completing training, and reporting incidents promptly.
- Treats residents and others with respect, interfaces face-to-face, answers questions, responds to complaints, and completes work orders efficiently and urgently.
- Conducts routine and periodic property inspections to identify safety and risk management concerns, communicate property needs to management.
Qualifications
- High school diploma or GED.
- Employment history demonstrating application of knowledge and skills in safe use and maintenance of tools, equipment, and measuring devices.
- Demonstrated ability to read, write, and communicate effectively.
- Demonstrated mathematical skills to add, subtract, multiply, and divide.
- Demonstrated logical thinking to define and correct problems.
- Proficiency in internet, word processing, spreadsheet, and database management programs.
- Current valid driver’s license.
- EPA certifications Type I and II or Universal for refrigerant recycling.
- State and local certifications as required.
