Maintenance Technician - Full Time

Job Duties

• Report to work at regularly scheduled hours.
• Walk around the property to perform tasks.
• Lift heavy items and perform physical tasks.

General Responsibilities

• Perform tasks assigned by the Property Manager.
• Work on continuous self-improvement of skills and expertise.
• Follow directions and have a working knowledge of HVAC systems, appliances, and maintenance tools.

Specific Responsibilities

• Observe and maintain the condition of the property.
• Perform maintenance, repairs, and improvements as directed.
• Maintain a valid driver's license.
• Maintain a professional image and attitude.
• Report to the Property Manager each morning and as requested.
• Advising the Property Manager of maintenance problems and solutions.
• Satisfy service requests within 24 hours.
• Inform the Property Manager of needed parts and supplies.
• Make recommendations for purchasing supplies, equipment, and services.
• Maintain an inventory of frequently used parts and replace them monthly.
• Meet with the Property Manager daily and provide written reports of work completed.
• Leave notices in resident's apartments regarding work performed.
• Perform make-ready tasks in turnover units.
• Keep records of service requests received.
• Inspect and report on the condition of occupied apartments.
• Maintain exterior facilities such as lighting, gutters, roofs, and pools.
• Know the locations of utilities, fire safety equipment, and emergency contacts.
• Establish and execute a preventive maintenance schedule.
• Record serial numbers of appliances and keep an accurate inventory of tools and supplies.
• Stripping and disposing of unusable parts from discarded appliances.
• Keep the workshop clean and secure.
• Assume on-call duty as assigned.
• Attend instructional classes.
• Pick up trash during normal duties.
• Policing of the property and dumpster areas.
• Work safely and strictly observe company policies.
• Prepare for government or lender-sponsored inspections if applicable.
