Maintenance Technician Foreman
The Maintenance Foreman of property management for Haynes Development is sought for a luxury apartment complex in Oxford, CT. The position involves overseeing a team of 227 luxury apartments and growing facilities, requiring expertise in carpentry, light electrical, and light plumbing.
Key Responsibilities
Supervise, schedule, and coach a team of Maintenance Technicians.
Set the technical standard for troubleshooting HVAC, electrical, and carpentry/painting issues; provide hands-on training and mentorship.
Conduct quality inspections of completed work to ensure work meets Haynes Group standards.
Manage on-call emergency rotation coverage and respond personally to escalated or complex issues.
Develop and manage preventive maintenance schedules for HVAC, life-safety, and building systems.
Prioritize and assign daily work orders based on urgency, tenant type, and technician skill set.
Track recurring issues and recommend capital repair or replacement projects.
Maintain compliance with applicable building, electrical, and life-safety codes.
Source and coordinate licensed subcontractors and manage parts and supplies inventory.
Assist in developing the maintenance department's operating budget and monitor spend against it.
Serve as the primary point of escalation for maintenance-related resident and tenant concerns.
Coordinate scheduling with tenant staff to minimize disruption to medical and office operations.
Partner with the Property Manager on resident/tenant communications during larger repair or capital projects.
Qualifications
5+ years of hands-on property maintenance/facilities experience, including strong working knowledge of HVAC, basic electrical, and carpentry/painting.
2+ years in a lead, foreman, or supervisory maintenance role.
Proven ability to train and develop technicians and hold a team to a consistent quality standard.
Experience managing preventive maintenance programs and vendor relationships.
Strong organizational and communication skills; comfortable interfacing directly with tenants, residents, and ownership.
Valid driver's license and reliable transportation.
Ability to lift 50+ lbs., climb ladders, and work in varied indoor/outdoor conditions.
Willingness to participate in and lead an on-call emergency rotation.
