About the Role
We are seeking a Full-Time Maintenance Technician Floater to join our team. The successful candidate will maintain a clean and safe environment for residents, performing routine maintenance tasks, repairs, make-readies, and upkeep of all common areas and units. Responsibilities
- Conduct all business in accordance with company policies and procedures, Fair Housing, ADA, FCRA, and all applicable laws.
- Knowledge of EPA and OSHA regulations for hazardous materials, including solvents, flammables, caustics, and freon.
- Monitor and immediately address unsafe conditions (e.g., broken gates, steps, lighting, or open hazards).
- Schedule and perform routine preventive maintenance on equipment as directed by supervisors.
- Inspect and maintain tools, utility cut-offs, and safety equipment.
- Perform snow removal (shoveling, salting, snow blowing) for designated properties.
- Diagnose and perform minor or routine maintenance/repairs on:
- Electrical and plumbing systems (including water lines).
- A/C and heating systems.
- Appliances, water irrigation systems, stairs, gates, fences, and flooring.
- Roofing, gutters, interior/exterior lights, fireplaces, and ceiling fans.
- Gas fixtures, doors, windows, cabinets, boilers, and security systems.
- Ceiling leaks, walls, pool areas, and hot tubs/spas (where applicable).
- Inspect and coordinate make-ready repairs to meet deadlines.
- Report major repairs and requisitions to supervisors before expenditures.
- Change locks, make keys, and assist with moving heavy appliances or abandoned items.
- Maintain inventory of spare parts and supplies; report shortages.
- Keep grounds neat by raking, sweeping, or shoveling as needed.
- Use personal transportation (33%–66% of the time) to pick up parts/supplies, respond to on-call emergencies, and make deliveries to the corporate office.
- Apply logical thinking to practical situations and follow standardized procedures with minor deviations.
- Comply with company safety rules and report unsafe conditions immediately.
- Wear appropriate safety equipment (e.g., back support belts, goggles, masks, gloves).
Requirements
- Valid driver’s license and automobile insurance.
- High school diploma or equivalent (college coursework preferred).
- Prior maintenance experience (vocational/technical/trade education preferred).
- Ability to work on-call shifts and own personal tools/reliable vehicle.
- HVAC certification and experience preferred.
- Skills in plumbing, electrical, and carpentry.
- Ability to work in a fast-paced, customer-service environment under pressure and meet deadlines.
- Team-oriented with flexibility to work independently.
- Basic computer and web-based application skills.
