About the Role
We are seeking a Full-Time Maintenance Technician Floater to maintain a clean and safe environment for our residents. As a floater, you will perform routine maintenance tasks, repairs, make-readies, and upkeep of all common areas and units across our properties. Professionalism, respect, and a strong maintenance background are essential.
Responsibilities
- Conduct all business in accordance with company policies, Fair Housing, ADA, FCRA, and other applicable laws.
- Know and comply with EPA and OSHA regulations for hazardous materials, including solvents, flammables, caustics, and freon.
- Monitor and immediately address unsafe conditions (e.g., broken gates, steps, lights, or open holes).
- Schedule and perform routine preventive maintenance on equipment as directed.
- Inspect and maintain tools, utility cut-offs, and storage areas.
- Perform snow removal (shoveling, salting, snow blowing) on designated properties.
- Diagnose and perform minor or routine maintenance/repairs on:
- Electrical and plumbing systems (including water lines).
- A/C and heating systems.
- Appliances, water irrigation systems, stairs, gates, fences, patios, railings.
- Tile, carpet, flooring, roofing, gutters, fasteners.
- Interior/exterior lights, fireplaces, ceiling fans.
- Gas fixtures/appliances, shutters, doors, cabinets, windows, sliding glass doors.
- Boilers, door locks, P.O. boxes, security systems, ceiling leaks, walls.
- Pool areas, tile, hot tubs/spas, pool furniture (where applicable).
- Inspect and coordinate make-ready repairs to meet deadlines.
- Report major repairs and requisitions to senior staff before expenditures.
- Change locks, make keys, and assist with moving appliances/furniture.
- Monitor inventory levels of spare parts and supplies; report shortages.
- Maintain neat grounds (raking, sweeping, shoveling as needed).
- Use personal transportation to pick up parts/supplies (33–66% of the time).
- Respond to "on-call" rotations, including expedient travel to properties.
- Apply logical thinking to practical situations and follow standardized procedures.
- Comply with all company safety rules and report unsafe conditions immediately.
- Perform additional duties as assigned by senior staff.
Requirements
- Valid driver’s license and automobile insurance.
- High school diploma or equivalent (college coursework preferred).
- Prior maintenance experience (vocational/technical/trade education preferred).
- Ability to work on-call shifts and own personal tools/reliable vehicle.
- HVAC certification and experience preferred.
- Skills in plumbing, electrical, and carpentry.
- Willingness to wear safety equipment (back support, goggles, masks, gloves).
- Ability to work in a fast-paced, customer-service environment under pressure.
- Team-oriented with high flexibility to work independently.
- Basic computer and web-based application skills.
