Position Summary

Essential Duties And Responsibilities
- Maintain maintenance expenses below budget.
- Inspect community grounds each morning.
- Complete turn tasks including painting, cleaning, and maintenance of all vacant units.
- Respond to and complete maintenance requests promptly.
- Prepare vacant units for occupancy.
- Perform preventative maintenance activities.
- Maintain landscaping, bushes, trees, and lawns.
- Perform snow removal on community sidewalks.
- Document weather and snow removal efforts.
- Record maintenance performed in all units and at the site.
- Ensure all KPG tools, equipment, and replacement parts are in working condition.
- Maintain personal set of tools.
- Clean and maintain common areas.
- Supervise contractors working at the site.
- Provide emergency resident support after office hours.
- Manage resident and specific apartment preventative maintenance records.
- Service and maintain all common amenities.
- Conduct quarterly unit inspections.
- Perform other duties as assigned.
Qualifications/Skills & Knowledge Requirements
- High school diploma or GED.
- One year of experience in HVAC and/or EPA certification preferred.
- Ability to read, write, speak, and interpret basic instructions, simple correspondence, and present information one-on-one or in small groups.
- Basic math skills including addition, subtraction, multiplication, and division by 10s and 100s.
- Reasoning skills to carry out detailed, uninvolved written or oral instructions with common sense understanding.
- Computer skills with MS Outlook and MS Word.
- Annually attend fair housing class and ongoing professional development.
Physical Demands
- Rarely must sit, climb, balance, or lift up to 75 pounds.
- Regularly must stand, walk, use hands to finger/handle/feel, reach with hands/arms, stoop, kneel, crouch, crawl, bend, talk, and hear.
- The ability to adjust focus is required.
- Work normally in an environment with moderate or loud noise.
- Rarely must work in wet or humid conditions, near moving mechanical parts, high/precarious places, around fumes/airborne particles/toxic or caustic chemicals, and near risk of electrical shock.
- Occasionally must work in outdoor weather conditions.
