Maintenance Technician - CHA-Lebanon

Position Summary

Essential Duties And Responsibilities

• Maintain maintenance expenses below budget.
• Inspect community grounds each morning.
• Complete turn tasks including painting, cleaning, and maintenance of all vacant units.
• Respond to and complete maintenance requests promptly.
• Prepare vacant units for occupancy.
• Perform preventative maintenance activities.
• Maintain landscaping, bushes, trees, and lawns.
• Perform snow removal on community sidewalks.
• Document weather and snow removal efforts.
• Record maintenance performed in all units and at the site.
• Ensure all KPG tools, equipment, and replacement parts are in working condition.
• Maintain personal set of tools.
• Clean and maintain common areas.
• Supervise contractors working at the site.
• Provide emergency resident support after office hours.
• Manage resident and specific apartment preventative maintenance records.
• Service and maintain all common amenities.
• Conduct quarterly unit inspections.
• Perform other duties as assigned.

Qualifications/Skills & Knowledge Requirements

• High school diploma or GED.
• One year of experience in HVAC and/or EPA certification preferred.
• Ability to read, write, speak, and interpret basic instructions, simple correspondence, and present information one-on-one or in small groups.
• Basic math skills including addition, subtraction, multiplication, and division by 10s and 100s.
• Reasoning skills to carry out detailed, uninvolved written or oral instructions with common sense understanding.
• Computer skills with MS Outlook and MS Word.
• Annually attend fair housing class and ongoing professional development.

Physical Demands

• Rarely must sit, climb, balance, or lift up to 75 pounds.
• Regularly must stand, walk, use hands to finger/handle/feel, reach with hands/arms, stoop, kneel, crouch, crawl, bend, talk, and hear.
• The ability to adjust focus is required.
• Work normally in an environment with moderate or loud noise.
• Rarely must work in wet or humid conditions, near moving mechanical parts, high/precarious places, around fumes/airborne particles/toxic or caustic chemicals, and near risk of electrical shock.
• Occasionally must work in outdoor weather conditions.
