About the Role

This safety-sensitive position assists and works with the Maintenance Supervisor and Community Manager to perform necessary repairs and preventive maintenance throughout the property. Responsibilities include maintaining residential apartment homes, public spaces, outside grounds, and equipment. The role requires adherence to pre-designated office hours to ensure community operations function effectively.

Responsibilities

  • Keep the property in a neat, clean, and well-maintained condition through daily exterior and interior inspections.
  • Perform cross-utilization of groundskeeper duties as required.
  • Troubleshoot, diagnose, and correct minor failures in air conditioning, heating units, electrical, and plumbing systems.
  • Prepare units for market readiness in accordance with company standards, including painting.
  • Maintain laundry rooms to company guidelines.
  • Complete daily chemical inspections, maintenance, and cleaning of pools (if applicable) to meet city codes and company standards.
  • Ensure the property meets and exceeds company standards for resident satisfaction.
  • Available for on-call emergencies (e.g., snow removal) per the Community Manager’s request.
  • Perform other duties as needed.

Requirements

  • High school diploma or GED required.
  • Pool certification preferred; HVAC certification and boiler certification (if applicable) preferred.
  • One year of maintenance experience in residential property.
  • Frequent standing, walking, and occasional sitting; ability to lift, push, pull, and carry up to 110 pounds.
  • Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.

  • Perform tasks involving high levels of cognitive function and judgment.
  • No mental or physical impairment that could adversely affect the ability to safely perform duties.
  • Ability to take prompt and appropriate responses to operating conditions.

  • Accurately gauge lengths of time and distance.
  • Quickly store and recall instructions in short-term memory.
  • Concentrate effectively.
  • Cope with sudden changes in surroundings, emergency situations, and/or alarms.
  • Demonstrate a caring, committed, and concerned attitude about safety.

Additional Requirements

  • If driving for company business is required:
    • Valid driver’s license and acceptable motor vehicle record with company insurance carrier.
    • Reliable means of transportation.
    • Ability to be insurable at standard rates for driving.
    • Proof of personal auto liability insurance when using vehicles for company business.
  • Successful completion of a background investigation, drug screen, and physical demand analysis (when applicable) is required for hiring.
