Routine Inspections and Maintenance
Conduct regular inspections of the building, grounds, and equipment to identify and address maintenance needs proactively.
Preventive Maintenance
Perform scheduled inspections, lubrication, filter changes, and testing on various systems and equipment to prevent future problems.
Repairs and Troubleshooting
Perform general and detailed repairs on various building systems, including plumbing, electrical, and HVAC systems. Troubleshoot issues as they arise and determine the best course of action.
Vendor and Contractor Coordination
Cook up, monitor, and oversee the work of external contractors and vendors for specialized repairs or services, ensuring quality deliverables and compliance.
General Upkeep
- Perform general maintenance tasks such as painting, patching drywall, minor carpentry, door/lock repair, and ensure the overall cleanliness and appearance of the facility.
- Maintain warehouse infrastructure such as dock doors, dock levelers, racking systems, lighting, and floor conditions.
- Conduct regular inspections to identify maintenance needs, safety hazards, and fire code compliance issues.
- Respond to work orders and emergencies, addressing routine maintenance requests from staff or tenants and providing prompt response to urgent situations like power outages, plumbing leaks, floods, spills, or equipment failures which may require on-call/off hours availability.
Property Maintenance
Assist grounds crew as necessary to keep the grounds safe for the building occupants.
Knowledge, Skills And Abilities Required
- Proven experience in facilities maintenance, general construction, or a related field, preferably within a commercial office environment as well as, warehouse/retail building types.
- A strong understanding and technical expertise in a variety of trades, including HVAC, electrical, plumbing, and carpentry, and general building maintenance.
- A proactive and detail-oriented approach to work, with the ability to manage multiple priorities and work independently or as part of a team.
- Basic computer knowledge for record-keeping, email communication, and operating building automation and maintenance management systems.
- A valid driver's license and reliable transportation required.
- Ability to read work orders, manuals, and basic schematics.
